Many people think they know about death. Truth is I don't think you really know how death would affect you unless someone very close to you dies. Sometimes though, you get a one in a million chance of understanding death without losing a loved one. Unbelievably, I got this chance.                       August 27, 2000, my brother Ethan went horse riding with our exchange student at the time, Valentine. We tried to figure out how he ended up on the ground, we even went back to the spot where he fell.  Grand Rapids, Mi  1996.  You could sense the tension in the classroom.  We had been informed that we were going to be discussing It after the break.  An uncomfortable atmosphere hovered over the participants in the smallish classroom in which a group of real estate agents had gathered to continue their education.  The mandatory 3 hours of Civil Rights Instruction was the elephant in the room.  Now, why did I feel that in an oddly peculiar way that this was about me? Clients that have had their homes on the market a long time need a marketing plan change.  Exactly what type of change is based on the market itself.  More homes coming to the market create new competition.  So the new listings must be evaluated to compare to the existing listing.  As homes expire this also must be evaluated for price adjustments.  Sellers must be vigilant in maintaining market position with their listing.  Agents also must keep sellers informed as the market changes.One thing to remember, your competition may not be just in your neighborhood.  Buyers may not have a compelling reason for schools or your neighborhood.  What they may be looking for is features and benefits of a home like yours.  So make sure you know the competition in a wider area than just your neighbor...

I  I am staying with the theme of "Mothers" for the month of May and choosing to do the one thing my mother loved. Garage Sales! Going to and having one. I often have had a garage sale. Every year, same time - same place. A few of the neighbors have joined me, and it would drive more traffic to the sales. This year I was not going to do it because I just wasn't up to it until I was approached to hold another from several of the neighbors! They told me how nice it was to have everything taken care of from the signs (they all know I have the good real estate signs to use), to the ads and even the map of the homes. Earlier this year, Grand Rapids, Mi was in the national spotlight.  A native son, the former President of the United States, Gerald Ford came home to rest.  The harsh cold wintry conditions were no deterrent for thousands who waited patiently in line for up to 8 hours to pay their respects.  The next morning, the crowds had thinned out & our real estate team headed downtown.  The line for the viewing extended out the Gerald Ford Presidential Museum, across the bridge over the Grand River & snaked through the DeVos Hall several times before exiting at the door.  When we arrived at at DeVos Hall at 10:30, a secret service agent informed us that the viewing was concluding at 11:15 a.m. and the line was now a 2 hour wait.  He suggested we simply sign the guest book & make our departure.  I ...
