  The changes in the real estate market in Blaine, Minnesota were subtle but strong in 2017. This northern suburb of Minneapolis had a slight decrease in new listings and closed sales.  In 2017, 1613 homes listed in Blaine with 1298 sold compared to 1664 listed and 1345 sold in 2016. However, the average price of homes sold in this community was over 6% higher than the previous year. Blaine’s higher valued new construction boom continues to have a positive effect on the average sales price. Homes in Blaine sold for an average of $276,987 last year compared to $260,900 in 2016. The average price per square foot has increased another few percentage points in 2017 to $133/sq ft up from from $124/sq ft the previous year. Blaine, MN | A Tale of Two Markets While it is said that all real estate is local, the market in Blaine, Minnesota is following a pattern seen across the country, there is a discrepancy across markets. There is a continued lack of inventory in the starter homes while in high end homes there is an abundance.  One difference I am seeing in and around the greater Blaine 55449 zip code is that there is a bit of a balancing of the market in the mid-range or move-up homes but starter homes are still in high demand and few options for home buyers. A quick look at the MLS today showed that there were only 7 homes available in Blaine under $200K but more than triple the amount in the $200K to 300K price point with 21 active homes. The real estate market continues to show a strong improvement in Blaine, Minnesota. There is a significant increase in new listings and average price of a home sold in 2014 over 2013. Almost all of Blaine’s lender mediated foreclosure/short sale homes have worked their way through the system and once again, higher valued new construction is having a positive effect on the average sales price.
