Are you planning to sell your Anoka County acreage home this spring? If you live on acreage and are not in a community with city sewer, you have a private sewer system to get rid of sewage. Homeowners with septic systems are required to complete an additional disclosure about the condition and use of the system. Some Anoka County communities require a compliance test for private sewer systems. If you do not understand these requirements, be certain the REALTOR® you choose, does. Surprisingly, not all Minnesota real estate agents are familiar with septic systems and consequently not able to educate their sellers on how to properly complete the disclosures that are required to sell a home with a private sewer.  A lack of this knowledge can be costly to a seller and create time consuming ...

Moving from the Minneapolis/St. Paul metropolitan area where there are buses, trains, sidewalks and bike paths to a more rural area with a quiet relaxed lifestyle is a dream of many city home owners. Undertaking this huge lifestyle change can seem overwhelming to many. As a REALTOR® in the north and east metro, I know there is a trade off with amenities and public utilities for the more laid back life in the country; many of these services are often taken for granted by urban residents. When my family first moved to our Anoka County acreage years ago, we had to learn these differences first hand and quickly. Since then, have guided many hobbyfarm and acreage buyers to more rural communities and found I have to answer many common questions. Here are 14 important considerations home buye...

About 25% of these properties are priced under $300K while most are priced at well over $500,000. Are you planning to sell your home in Ham Lake, Minnesota soon?                       East Bethel and Ham Lake residents who work in downtown Minneapolis can skip the frustrating traffic jams and backups! Two Park and Ride locations are located a hop, skip or jump from most Ham Lake and East Bethel homes!    As a REALTOR® in the north and east Twin Cities metro, I often am asked about the commute to downtown Minneapolis from the Ham Lake/East Bethel area. It is a concern for anyone considering a move north of Blaine. A normal traffic free commute down Hwy 65 from Ham Lake by car to downtown Minneapolis is about 40 minutes. Add in rush hour traffic and travel time can stretch the ride into the city by an additional 15-25 minutes especially with winter weather or summer road construction.   Recently, Metro Transit expanded Express Route 865 to include...

Are you planning to sell your Ham Lake acreage home this spring? Whether you have modest half an acre or a huge 10 acres spread, you have a private sewer system to get rid of sewage. This will require a disclosure and quite possibly a compliance test. Do you know what these are? Even if you do not, make sure the REALTOR® you choose, does.   Surprisingly, not all Minnesota real estate agents are familiar with septic systems and how to properly complete the disclosures that are required to sell a home with one.  A lack of this knowledge can be costly to a seller and create time consuming delays in thes sales process. Living in area where private wells and sewage treatment is the norm, has given me the opportunity to work with homes on acreage daily.  I put my private well and septic kno...

Though this morning started out below zero, next week's forecast says SPRING! Yup, the weather men and women are predicting temperatures in the forty's and maybe even 50's! Green grass and budding flowers will not be far behind. Every spring seems to bring some new critter to our Ham Lake backyard.  We live on small acreage near Coon Lake so animals are always wandering around our neighborhood. One year it was a newborn fawn and another year there was an opossum hanging on a tree.  We often have rafter of wild turkeys wandering through the backyard (yes, rafter IS the technically name for group of turkeys). And there was that momma bear with her cubs that got into our in the bird feeder a few years back.    Whatever our spring adventure will hold, bring it on! I for one will be glad to ...

In 2013, homes sales made quite a comeback in Ham Lake, Minnesota; an area well known for its acreage properties. In this north and eastern Anoka County city, the number of closed home sales was up just slightly but with only a slight rise in new listings and continued demand, the absorption rate dropped considerably as well. The average days on the market dropped nearly 30% this year, from four months on average to under three, which keeps the playing field level between buyers and sellers. The average price of a home sold rose as well in 2013 by just over 12%. It went from just under $240K to nearly $270K. This also had a major affect on the price per square footage as it rose from $95/sq ft to $106/sq ft which is up considerably from just a few years ago. Sellers seem to be getting ...

The rebounding market that positively affected much of the Twin Cities area in 2013 seems to have passed over Columbus, Minnesota, proving once again that all real estate is local. Closed sales were down along with the average sales price and listings were; not signs of a recovering market. There were 29 homes sold and 51 new listings in this semi-rural, Anoka County community, just west of Forest Lake. Columbus is well known for its acreage properties in addition to the Running Aces harness racing track. However, after two years of solid recovery, it might just indicate a leveling off of the market. The average price of a home dropped just a bit, under 2%, in 2013 compared to 2012. This did impact the average price per square footage which also went down slightly from $108 to $107/sq ...

Vaccination Clinic at Carlos Avery Wildlife Science Center   The wolf sanctuary in Columbus Minnesota is near and dear to my heart. It is just a few miles as the crow, or better yet, as the hawk flies from my home. On a cool crisp evening when the world is quiet in my Ham Lake front yard, I can easily hear the wolves howling from across the fields. The Wildlife Science Center (The WSC)is not only home to several types of wolves, a number of other animals call the refuge home including bobcats, fox, owls and hawks. A few of the wolves are somewhat celebrities as they were featured in the Animal Planet Series Growing Up Wolf.   The first weekend in April, the WSC has a special event planned for pet owners, and you don’t have to be from the Ham Lake, Forest Lake, Columbus area either. The ...

Think it is too late to sell your home because snowflakes are in the forecast? Think Again!   As a REALTOR® who lists and sells homes in the north and east Minneapolis/St Paul area, I come across this every fall. Potential home sellers complain that it is too late in the year to sell their Minnesota home. "It’s almost November and soon the snow will fly. No one will be buying a home now. We will have to wait until spring to get the best price for our home now.”    Most are surprised when I tell them they are wrong. “If you can list your home now, you REALLY should.”    Why? The reasons are very simple: Low Inventory Continued Demand     The Minneapolis/St Paul metro area has become a year round market. Sure, more people do move in spring and summer but traditional sellers have an oppor...

Every three years like clockwork, I put in a call to Olson's to have our septic pumped out. It’s a dirty business and somebody’s gotta do it. The City of Ham Lake where we live, does not have a public sewer system. We all have individual sewage disposal or septic systems in our yards. The septic pumping and inspection is mandatory every three years. Getting your septic pumped and inspected is a requirement of most Twin Cities metro municipalities. State and county codes are not specific on the subject of on-site or individual sewage disposal systems (ISDS) or septic systems, leaving it up to each Minnesota city to adopted their own rules for inspection. We have had Olson’s Sewer Service of Forest Lake maintain and inspect our system since we moved to our Ham Lake acreage. Their slogan,...

Early this spring, I was contacted by a potential seller on Coon Lake in Anoka County. They were contemplating listing their lake home but hadn’t quite decided if this was the year to make a move or not. I completed a market analysis for their beautiful home and property. The current activity really spurred my interest in that area so I have been keeping close tabs on that market ever since. It was simply amazing to me how affordable lakeshore was in the north and east Twin Cities metro even as prices on homes were rising. It should have been no surprise based on the affordability and low interest rates that lake homes really sold quickly in Anoka County this year.   So this got me thinking and once again I decided to check on what was happening on other lakes in north and east Minnea...

First Time Homebuyer Real Estate Word is Appraisal   On a rerun of the TV game show, Cash Cab, a carload of New Yorkers were stumped when asked  to define the acronym, FSBO. This is a term often used in real estate to describe people who sell their home without an agent or "For Sale By Owner". As a REALTOR® I was a bit surprised they couldn't come up with the correct answer but then I  remembered of all the times a look of confusion came over a buyer’s face when I mentioned escrow funds and earnest money. These terms sound so much alike when being bombarded with new terminology like, mortgage, deed, easement, appraisal, and association dues, etc. It is understandable that a buyer who is more interested in room sizes and kitchen counters to be confused with the everyday real estate jargo...

It is hard to miss the media reports this spring that REAL ESTATE is back!  This good news has many Minnesota homeowners thinking about selling. If you will be listing your home on the market this spring, it will take some preparation and repairs.Even though we seem to be in a never-ending winter this April, it may be time to make the "honey-do" list of spring projects.  Keeping your home in optimal condition is essential in maintaining property value. Whether you plan to sell your home this summer or not, there are a few essential things to check, repair and or replace after every Minnesota winter. As a REALTOR®, I often have to show properties that have not been properly cared for. Throughout Anoka County, Chisago County and northern Washington County, the areas where I work extensive...

When I was married we didn't have a fun barcode readers to capture and share our favorite towels, toasters and china patterns but they seem to make life simple for today's bride and groom. But wouldn't it be awesome to point that thing beyond the department store wares and head out to the nearest neighborhood of cozy bungalows and tag something that a the happy couple also needs, their first home? Imagine engaged couples browsing the internet listings on realtor.com or dropping by an open house and using a scanner to click the QR-type code on their favorite new home so the front door key could be handed over as the bride is carried over the threshold. AWESOME idea, right? It is an off-the-wall idea but couples getting married this year may have a tough time finding first time buyer finan...
