Marshfield, Mo November 2011 Market Report.   December 1, 2011, there were 4391 Active properties in the Greater Springfield Missouri Board of Realtors the GSBOR MLS.  There were 140 Active properties in Marshfield, MO. Buyers often buy in their CHOICE school district.    Marshfield School District in Marshfield, Mo market report has declined with LYTD numbers.   Total sales for Marshfield is down from  $14,762,282 in 2010 to $11,497,285 in 2011. 2011 Average Sales price remained the same, and the  # of transactions went down from 151 in 2010,  to 120 in 2011. When comparing November 2010 to November 2011, remained in Marshfield, MO, from 12 to 14. I got to do a little running around with semi-favorite clients (I down graded them b/c we didn't brake for any yard sales!)  In full disclosure, they were aware that my client from yesterday had moved up a couple of notches, one by finding the home to make an offer on, and two, not making fun of me when I bought a bike for grand-daughter age 2! I believe a little healthy competition between clients is a good thing b/c now I am sure that  today's semi-favorite status is going to rise after being assured that we will make a "yard-sale date: after they close on the home they selected today. The MHDC (Missouri Housing Development Commission) has announced a new program to work in conjunction with the Federal First Time Home buyer Tax Credit program. This is exciting news for buyers that want to buy a home and qualify to buy a home but do not have the required 3% down payment and the closing costs. MHDC is offering a tax credit advance - in a nut shell, MHDC will lend a first time home buyer up to 6% of the purchase price (up to $6,750) to assist with the down payment and the closing costs associated with the loan. This money will then be paid back to MHDC when you, the first time home buyer, file your income tax, receiving the federal income tax credit for the purchase. The weather was almost perfect today - blue skies, very little wind, low 70's. I spent the day showing a nice lady from Las Vagas homes. She has a budget and is looking at foreclosures. Coming to Missouri with cash, she feels she can get more home for her money buying a foreclosure (or two.) She is probably right - cash and a quick close are often motivators for those holding the title on  foreclosures.We looked at some incredible homes today - and by the end, my client and I were both exhausted and I have to say, more than a little disgusted. Missouri real estate still a good investment; United Country VIP Realty, Lebanon MO The Office of Federal Housing Enterprise Oversight publishes several reports each quarter regarding home ownership, home prices and other statistical charts. One such report by the OFHEO is the the PMI 2nd Quarter Risk Index. This report is used as an indicator of the likelihood for failed mortgages - in the future.  The report takes into account the likelihood of failure in the next two years. Thus the report looks to the FUTURE and is not a reflection of what the market has done in the past. In the case of Missouri, I think the FUTURE and the PAST are very similar. Bankrate.com recently released their latest survey on MSN.com: Where you'll pay the lowest loan fees In each state, they requested a good faith estimate based on a $200,000 mortgage, assuming a 20% down payment and good credit. New York ranked the highest and North Carolina ranked the most economical.Missouri ranked 3rd in the cost comparison chart, with some of the lowest fees in the country. While an attorney in Missouri will prepare the deed, it is not common in South Central Missouri for an attorney to actually attend closing.   More and more, we are seing "For Lease or Rent" signs in our area. In the past, renting was the norm. "For Lease" was rarely an option. The mall where our office is located has a few second story spaces availalbe. The sign says, "For Rent."
