Life has been busy. Following is an attempt to re-write the post that went "poof" for the 4th of July...Over a month ago I decided to cover my neighborhood with American flags, so I placed an order for 500 flags to be delivered to my home address. The day came when it was time to put the flags out. My brilliant idea to avoid going door to door was to find a shade tree along the boulevard and pass out flags to passersby while they drove home from work. They could then display the flags by their mailboxes. I lined the boulevard with flags at the entrance of the neighborhood.AI assisted in creating a graphic that I shared on our neighborhood Facebook page, along with the date and time of the event. They included two of my pets, who are cats, not dogs, but as you know, AI can make mistakes....

The week has been a flurry of real estate activity. You know the expression, "When it rains, it pours"? That is true for this week, but I wouldn't have it any other way.I've been busy helping a seller get his house on the market in my neighborhood. I am always appreciative when neighbors call me to sell their home. The seller and I have been busy scheduling landscapers, cleaners, window washers, etc. so the photographer can come Friday for photos. We want this home LIVE on the market by the weekend.This property is on the golf course, so I asked another neighbor who owns a drone to take a  photo for me. As they say, "A picture is worth a thousand words".This home is located on the 4th hole of at Castlewoods Golf Course.Don't you just love this view? Wouldn't it be great to watch golfers...

Four years ago, my granddaughter and her husband were getting ready to start a family. She didn't want to have a baby until they were in a home of their own, and I wanted a great grandchild! My job is to help people move.I've helped sellers downsize not only their home, but also their possessions. A little effort can go a long way, regardless of the situation. Today my buyer client saw her new home "in person" for the very first time.  We went under contract about five weeks ago. My little plot of land in Brandon MS provides a very small space for a garden. In fact, when I moved here a few years ago, absolutely nothing was planted in the back yard. The front was filled with crepe myrtles, Indian Hawthorn, Lorapetalum,  and a Japanese Maple; all of which I loved, but the back yard is where I spend my time.So before I even moved in, I brought some potted daylilies from my previous home and built a new daylily bed. It gives me such pleasure in May and June. The blooms replenish themselves each year and though the initial planting was labor intensive, I am rewarded with the steady supply of blooms in late spring. Earlier this year, I bought a four bedroom fixer upper in my neighborhood that needed love and attention, and I was determined to make it shine again.The owner was referred to me by a past client. When you think of Fall Festivities, visions of pumpkin patches, hay bales, and children frolicking through fields come to mind. But why limit the activities to children? Adults want to have fun, too.Last week, Castlewoods Place, a senior assisted-living facility in Brandon, hosted their Fall Festival. Several vendors participated in the event. The statistics are in for the 3rd week of July, 2021. You may wonder how this data affects you if you are looking to buy or sell a home in Central MS. Let's see what the numbers mean.Our primary market area is Hinds, Rankin, and Madison County. You can review the stats for the particular area you are interested in. While I'm not a math wiz (and you may not be either), the numbers are revealing.Compare the number of closings vs the number of new listings. In each case, the weekly closings exceed the number of new listings. This tells me homes are selling as fast as they hit the market.Look at the supply of homes. There is less than one months inventory. This equates to a strong sellers market with low inventory, homes that sell fast with multiple offers, at list price or above.I must str...

The statistics are in for the last week of June, 2021. You'll notice a higher number of closings in Central MS for the end of June compared to the previous weeks statistics.  More homes close at the end of the month so it makes sense the numbers reflect that data.This snapshot is provided by Central MS Realtors and reflects the closings from June 25 - July 1.In this graphic, Hinds County (Jackson, Byram, Terry, Clinton) had 67 closed sales with a median sales price of $178,500 (up from 47 closings last week). Madison County (Madison, Ridgeland, Canton, etc) had 55 closings (up from 39 last week) with a median sales price of $288,000. Hello friends! The first half of 2020 is almost behind us. Part of the year is a blur due to COVID-19. Despite the blur, my digital calendar reminds me of what I've been up to: The year started off with a bang. January and February were filled with buyers, sellers, inspections, and closings. I stayed busy with volunteer activities, networking meetings, and seminars. Plus, I completed my Seniors Real Estate Specialist designation at the end of February.   March, as the expression goes, came in like a lion. Rankin County is sponsoring Spring Clean Up Week that begins in a few days. Everyone can participate in Spring Cleaning, especially since last week's storms. I'd never thought of taking photos of the changing season until fellow blogger George Souto introduced me to the gorgeous fall colors of New England. Last year was the first year I took photos of the changing season, and I wanted to share this years changing colors, too. Most of my readers will recognize the view as Castlewoods Golf Course, or specifically, the view from my back yard. Probably the most unusual photo I ever captured was of the ball drop in September. This photo shows a lush green landscape, with no sign of fall in sight.
