Pest Alert: Lawn Insects To Watch For PEST ALERT: LAWN INSECTS TO WATCH FOR     There are all sorts of insect pests that feed on turf grasses. Left untreated, these pests can cause major damage to lawns through their feeding activity. In some cases, damage can be so extensive that costly repairs and renovations become necessary. Some common lawn pests that can compromise the health and beauty of your property’s turf include the following: Chinch bugs. These winged insects suck juices from grass blades while injecting toxins at the same time. Grey or black in color, they especially prefer St. Augustine and Zoysia lawns. Cut worms. These moth larvae are 1 to 2 inches in length and feed on grass leaves and crowns.   Billbugs. Common in Bermuda grass and many other types of lawns, the larva...

Agent Hires Homeless Man to Market Business Realtormag.org DAILY REAL ESTATE NEWS | MONDAY, JANUARY 06, 2014 In an unusual advertising move, a Denver real estate broker hired a homeless man to help advertise his business, Fox31 Denver reports. Chris Rezac had been standing along a road in the city, holding a sign that read: “I’m cold. I’m homeless. I’m hungry. Spare anything.” Real estate broker Joe Manzaneres hired the man to hold a sign up that says: “No need for your cash! I’m sponsored by Joe Manzanares.” The sign also includes the contact information for Manzanares’ brokerage. Manzanares gives a paycheck to the man every day for holding the sign. “I’ve been sponsored by RE/MAX,” says Rezac, who adds that he’s no longer heckled by drivers. “This is a guaranteed paycheck everyday.” M...

Home Owners Stand to Recapture More Equity in 2014   The number of underwater homes continues to slip, with 791,000 properties regaining equity during the third quarter, CoreLogic reports. Currently, about 13 percent of all homes with a mortgage — or 6.4 million — remain in negative equity compared to 14.7 percent — or 7.2 million — at the end of the second quarter. An estimated 42.6 million homes in the U.S. have positive equity. About 20 percent– or 10 million — of those homes, however, have less than 20 percent of equity or what is considered “under-equitied,” according to CoreLogic. What’s more, about 1.5 million properties have less than 5 percent and are considered near-negative equity. They are the most at risk if prices happen to fall, CoreLogic reports. The following states hav...

Uses For Common Household Items Save money and reduce waste with these handy ideas for using (and re-using) everyday items around your home.   Charcoal. It can’t be beat for firing up the outdoor grill, but did you know that charcoal is also a great do-it-yourself odor eater? Place a few pieces in a bowl of perforated plastic bag, and put it by the cat litter box or in any musty room to absorb odors. It’s also a great moisture absorber—put it in your toolbox to prevent tools from rusting.   Vinegar. White vinegar can be used to bring sticky old nylon paintbrushes back to life. Heat up some vinegar and soak a dirty brush for a half hour to soften the bristles, then rinse in hot soapy water. A soak in vinegar can also help remove corrosion and rust from metal—just the ticket for loosenin...

Selling your home? Price low, present well, wait By: http://coldwellbankerhomerealty.com/ You're finally ready to sell your house. But so are your neighbor and the couple down the street. This means you have to work harder at it than just a few years ago when putting a "For Sale" sign on your lawn might have been enough. A slow economy and a record level of foreclosures have caused the supply of housing to exceed demand in many markets. So competition among sellers is fierce.Patience helps, too. While there are signs of life in some markets, in others a single-family home that used to take 30 to 60 days to sell can languish for many months — if it sells at all.Ultimately desperate measures may be required, including accepting a big loss to get a deal done. But even in a challenging market...

The dance begins: Negotiation to buy a home You’ve found the home of your dreams. So how do you snatch it for the price you’re willing to pay? Making an offer is an art. You could offend a seller with an unreasonably low price or reference out-of-date market information, says Bob Irwin, author of the book “Tips and Traps When Negotiating Real Estate.” Of course there is no one, surefire tactic, but here are some common tips for gaining the upper hand: —Learn about the seller’s situation. Having a clear understanding of the seller’s big picture will help you determine how badly or quickly he or she needs to sell the home. That may indicate how much room exists to adjust your bid price, says Julie Reynolds, spokeswoman for Realtor.com. Does the seller have a contingent offer on another h...

With Christmas tomorrow, we see families gathering, people madly shopping for last minute gifts and all the rest of the hustle and bustle of the Christmas season. Now is the time to stop and reflect just why we really celebrate this time. As Christians, we are the only ones who know the real meaning of Christmas and why it is a time of celebration and what that celebration means to all who will believe. If there were no Jesus, there would be no Christmas. As you see the many slogans being shown around you, take time to explain the real meaning of what is being said.... "Peace on earth, good will to men", "Joy to the world", "Hark, the herald Angels sing" and "round yon virgin, mother and Child". Think about what each of these things mean, then share them with others. It's a time to cel...

Closer to University, Higher Rent Multifamily properties near college campuses often can equate to higher returns, and investors haven’t overlooked this sector for steady profits. But how close do you have to be to the college campus to see the highest returns?  CoStar evaluated multifamily data of 10 college campuses to find the relationship between rents and campus proximity.  Researchers found that properties less than 1.5 miles away from one of the 10 college campuses evaluated saw average rents that were higher than rents five miles away. However, the rent premiums were modest up to three quarters of mile away, CoStar reports.  Within a half mile and quarter-mile from campus, the average rent commands a 40 percent premium compared to a five-mile radius.  Therefore, students who are...

Tips for Work-Life Balance During the Holidays The past week, I don’t think I passed one evening without spending at least a few minutes working on my Thanksgiving spreadsheet. I’m constantly updating the grocery lists, timetables, cleaning schedules, and more, with the hope that all this advanced planning will allow me to spend the day enjoying life with family and friends. Because as much as the holidays are all about rushing around, they are also a great time to reflect upon and appreciate what really matters in life. And just in the nick of time, there’s a new book out there to help you do just that. Written by two real estate professionals and one CPA (all three of whom are sisters), the book explores their attempts to refocus on life after the recession. 7F Words for Living a Bal...
