JUST SOLD IN ROSELYN:LENNAR'S NEWEST 55+ COMMUNITY IN LANCASTER, SC I'm thrilled to share that my longtime clients—with whom I’ve had the pleasure of working on four home sales and purchases over the past 12 years—have officially closed on their dream home in Lennar’s brand-new 55+ Roselyn community in Lancaster, SC! Located just south of Indian Land, this thoughtfully planned 55+ neighborhood opened in April and offers the perfect lifestyle for those looking ahead to retirement. Why Now Is the Perfect Moment in Time for Buyers in Charlotte  The Charlotte housing scene is shifting—and very quickly. After years of intense competition, we’re finally seeing signs that the market is making great strides towards rebalancing - a great thing for homebuyers. 1. More Inventory = More Choices Active listings in the Charlotte Metro have surged: up over 26% year-over-year, with MLS data reports showing more than 21,000 homes on the market in May alone. Nationally, home inventory has also hit five-year highs, reducing pressure on buyers. That means more neighborhoods to explore and better opportunities to find the perfect fit.  2. Slower Sales Gives Greater Leverage for Home Buyers Homes are spending more time listed—51 days on market per CMLS (our local metro MLS) and nearl...

Summer 2025☀️  Might Just Be The Best Time To Buy A Greater Charlotte Area Home In Years 🏡📉📈🔑 — Here’s WhyIf you’ve been waiting for the right moment to buy a home, this summer might offer the best conditions we’ve seen in a long time. Here are three compelling reasons why:1. Buyers Have More Negotiating PowerAfter years of a seller-dominated market, the balance is starting to shift. Today, we are seeing a shift in supply of and demand for homes  — a reversal from the frenzied days of 2021 through 2023, when demand far outpaced supply. Back then, the market was marked by bidding wars, waived contingencies, and rapid price increases. Today we are seeing way fewer bidding wars, sellers agreeing to contingencies, and a much lower rate of appreciation in home prices. Now, with the tables be...

May 2025 Matthews, NC Housing MarketPrices, Sales, Inventory, Days on Market Trends The average sale price in Matthews for May 2025 was $608,285, reflecting a 5.53% increase from $576,395 in April. Compared with May 2024, the average price dropped by 15.4% from $718,874. With sale prices varying widely from the $200,000s to the millions, this year-over-year decrease likely reflects a shift in the price mix of homes sold rather than a decline in local property values. The median home sale price in May 2025 reached $525,000, marking an 8.25% rise from $485,000 in April. Compared with the median price of $555,000 in May 2024, this represents a 5.41% decrease. Again, given the broad price range of homes sold, this drop is more likely due to the price mix of homes that changed hands rather ...
