Latest news on the Huntersville, NC real estate market in May 2023... What it means for you... What you need to know... Huntersville housing market remained steady in May 2023. Key take-aways include: Days on market were a relatively low 33 days, 7 days less than the year-to-date average for DOM in Huntersville. Low inventory kept Huntersville's months supply of inventory in "seller territory" at 2.71 months. New listings declined almost 50% from May 2022. Lack of inventory and new listings were a factor in lower closed sales  year-over-year. List to sale price ratio of 99.4% left little room for buyers to negotiate on price. CHARLOTTE REGION APRIL 2023 REAL ESTATE REPORTWHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU... April 2023 home sales declined in the 16-County Charlotte Region year-over-year for a 16th consecutive month. Pending sales were also down year-over-year for a 16th consecutive month. Sales are happening, but not at the volumes experienced in 2021 and the first half of 2022.  Higher home prices coupled with increasing interest rates have impacted affordability and continue to cool buyer demand. The market in 2021 was clearly an anomaly and we now see that year-over-year sales declines from 2022 appear significant. Unwrapping the Mystery of Those New Mortgage FeesAs if the real estate market weren’t confusing enough, the Federal Housing Finance Agency has implemented new rate schedules. Though the change was announced this January, it took a few months before the industry realized the bottom line: rates were going up for borrowers with good credit and down for those with lower credit scores. Understandably, both industry professionals and home buyers were confused.Here’s an example of how this will work. Under the new policy, a borrower with a higher credit score will pay an .875 percent fee for an 80 percent loan-to-value loan.
