 Greater Charlotte's Housing Market Continues To Surge...... Latest news on the Matthews (28105 zip code) real estate market in March and what it means for you...   Matthews housing market continues to see extremely low inventory with the months supply of inventory razor-thin at 0.5 months (down 72.2% year-over-year from 1.8 months year-over-year). Inventory of homes was down 69.1% year-over-year. New home listings decreased 25.9% year-over-year. Matthews homes sold in under three weeks, on average. Average sale prices of homes increased 18.4% year-over-year to $387,863. Median home sale prices increased 11.8% to $312,000 year-over-year. On a month-over-month basis, the average sale price of a home sold in Matthews increased by $20,000.    Crismark Neighborhood in Charlotte Area's Indian TrailReal Estate Report & Neighborhood Spotlight Quarter 1 - 2021 For a community with some 900 homes, the 8 homes listed for sale in Crismark in the first quarter of 2021 were a drop in the bucket. Just 6 homes sold in Crismark in the first quarter (down from 10 year-over-year). The number of new listings dropped year-over-year to 8 homes from 14 homes one year ago. Average days on market dropped to just 2 days due to lack of inventory. The longest any listed home in Crismark was on market was just 5 days in the first quarter 2021. Average sale price of homes in Crismark in the first quarter was $323,121 (about $10,000 higher than in the most recent fourth quarter 2020). The median sale price was $310,000.  Crismark homes sold at 103....

Latest news on the Waxhaw area (28173 zip code) real estate market in March and what it means for you...   The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) continued to see extremely tight inventory (dropping 74.3% year-over-year) in March 2021, coupled with a 30.1% decrease in new listings year-over-year. Average days on market decreased 17 days to 42 days year-over-year. Days on market also decreased 26 days versus February 2021. Median days on market were 4 days in March, down 8 days year-over-year and down 22 days month-over-month.  Continued tight inventory and a months supply of homes of 0.7 months (a 2.8 month's drop from 3.5 months one year ago), kept the Waxhaw area a seller’s market....
