Sardis Woods is one of vast neighborhoods in Charlotte, North Carolina.  People who live in Charlotte often do not say they do live in the city. AVERAGE SQUARE FOOTAGE = 1,699 AVERAGE # OF BEDROOMS = 3 AVERAGE # OF BATHROOMS = 1 FULL, 0 HALF BATHS AVERAGE LIST PRICE = $102,775 AVERAGE SALES PRICE = $99,723 AVERAGE DAYS ON MARKET = 96 THAT'S A 9% DECREASE IN PRICE DIFFERENCE FROM THE PREVIOUS MONTH OF FEBRUARY.  AND A 16% DECREASE IN PRICE FOR THE SAME MONTH, ONE YEAR AGO.   Myers Park Real Estate Update Data acquired from the CMLS 3/1/2010 - 3/31/2010 Forty-five single family homes were listed for sale in Myers Park during the month of March. This brought the inventory of available homes for sale up to 169; only 6 being offered as either a short sale or bank owned (acquired through foreclosure) property. Only two notices of foreclosure were filed for homeowners in Myers Park in March. Closings in March tripled from 2009, with 15 homes closing at an average sales price of $518,303 in 114 days on market. The year prior, only 5 properties closed but they did so at an average sales price of $757,500 and in 103 days on market. One-third of the closed sales were offered as a short sale or a bank owned foreclosure. Contributing to the lower average sales price ...

Charlotte, North Carolina was one of the last areas of the country to feel the housing collapse.  Mainly becaue home prices did not skyrocket as quickly here as they did in other parts of the country. When other parts of the country were reporting double digit price increases each and every year during the boom;  Charlotte was holding rather steady with inflation at a conservative increases.  This made Charlotte one of the few areas of the country that economists agreed would probably rebound the quickest.  I was reading an article that was talking about existing home prices.  The article was very informative and was talking about the statistics of sellers lowering their home prices in terms of a percentage of sellers who actually reduced the price of their home on the market.  Back in ...

For the month of March, the Ballantyne Area market report is as follows: 49 Properties SOLD! AVERAGE SQUARE FEET = 2797 AVERAGE BEDROOMS = 3 AVERAGE BATHROOMS = 2 FULL, O HALF BATHS. AVERAGE LIST PRICE = $319,468 AVERAGE SOLD PRICE = $305,052 AVERAGE DAYS ON MARKET = 98 That's an 8% DECREASE for the same month a year ago (MARCH 2009). And a 10% DECREASE from the previous month of FEBRUARY 2010.
