Now I'm no loan officer, but did get certified as a Loan Originator a couple years ago.  Some things I remember from my course, others from real world experience.  Like, if you want a loan from anywhere, you must have a good credit score.  And "good" means above 660, and that's not really consider "good".  "Good" really means a score of 720 and better.  But how many of the U.S. population has over a 720 crdit score?...surprisingly, according to my lender source, more than half of the population has a credit score of over 700! So before you can actually say to a lender - "Hey, give a few thousand dollars...I'm ready to buy a house!" there are some things you must do...and cleaning your credit is the first! I know you see those commercials that tell you to get your credit report and/or cr...

No we weren't drinking and writing contracts....what a hangover that would be.. My clients just contracted their new home on a celebration day-St. Patrick's Day. Come to think of it, any day a contract is ratified is cause for a mini-celebration. However, caution to the exuberance. Closing is the real celebration. Things happen, contracts die. We used to high-five contracts as there were little obstacles to closings. Today they are savored lingeringly, swallowed reluctantly. Closing is becoming an art form in this industry. So many variables. I can think of more reasons why a contract should not close than close. I am not a pessimist and put my "it will happen Hat" for every contract. Charlotte NC One of Country’s Healthiest Housing Markets Builder Magazine just released its list of the top 20 healthiest housing markets in the country for 2010.  Charlotte NC ranked #3 on this list.  Six other Carolinas housing markets were also in the top 20 list.  The Raleigh-Cary market was just ahead of Charlotte at #2. Builder Magazine created a Builder Market Health Index which used household formations, resale values and job and income growth to rank the top 100 housing markets (determined by number of permits pulled in 2009) by health.  The magazine cautions that the top twenty markets are healthier than the others but still aren’t the same as during the housing boom.  A truly healthy market score is a rating of 50 or more.  Only the top two markets scored 50 or above.   Charl...

Short Sale Q & A - This Process is Taking TOO Long, What is a Buyer to Do? From a short sale buyer: Q - I have had a purchase agreement on a short sale property since August 14th of 2009 and I still haven't received an answer from the bank.  They keep telling us we will have an answer in approximately 1 week; then a month will go by and we still hear nothing.  What can I do to help move this process along as the purchaser?
