 If you're considering buying a new construction home, just one of the considerations to keep in mind involved what's located right next to the community. I've seen this happen in Charlotte NC real estate in more than one community so aside from the first step of taking your buyer's agent with you to visit the builder (builders pay buyer's agents commissions and most won't discount if you don't have an agent),  Find Out: Are there any undeveloped or large parcels right next to the community?Why is this important?  For those of you outside the Charlotte/NC/Southeast area, for months now we've been in an "exceptional drought" with no end in sight. Water use restrictions started over the summer, and continued to get tighter leading to a ban on lawn watering/sprinkler use in September. Now some of the local landscape, irrigation and nursery business seem set to ask the city to exempt or loosen restrictions on them citing the economic effects to their businesses. I can see both sides of the issue, both the perspective from a business/livelihood standpoint as well as the city's duty to enforce conservation efforts in the community.  What's the word that no one these days wants to hear in Charlotte NC real estate? Real estate has it's own "c" word and if you've dealt with any you know I'm talking about "contingencies". From builders to sellers, no one wants a buyer who has a contingency on selling their home....especially if that home is in another state. There IS a difference between contingent on a sale (meaning there's no contract on the buyer's house) and contingent on closing (meaning the buyer has a contract and is heading to closing on their other house).  If you're a buyer looking for real estate in Charlotte NC and you don't have a contract well on its way to closing the house you need to sell, your chances of getting an offer with a contingent sale accepted are not looking good. Sellers are not very willi...

 How many times have customer service reps heard that phrase? I bet some hear it several times a day. But have you ever said that to actually speak to a supervisor about what a great job the employee or rep did? I've done it and each time I do, the person I'm speaking to seems shocked that I would want to let their superior know I appreciate their hard work. Even when someone can't help me, when they've done the best they can and actually been polite and listened to my concerns, I have no problem letting their superiors know that they're doing their job well. When someone goes out of their way to help me I do the same thing. We're all too quick to go up the chain of command when we're unhappy (and I'm definitely one of those callers when service is lacking), why isn't the opposite true ...

I usually get up at like 5am and start reading email, most of it from visitors to www.LambRealtors.com who were looking for real estate the night before. (BTW, I don't really expect anyone to care about this, I just know I need to write something) Well today, I had one of those real estate company meetings we all love!! Actually not so bad since I really like everyone at my office and we only do them once a month. I used to really hate them with other companies but now, I'm starting to think I should just do them everyday!  It hasn't been officially announced yet but according to the Charlotte Observer, Charlotte's Mayor Pat McCrory filed paperwork with the NC Board of Elections that indicate he plans to run for governor of NC. Mayor McCrory was just re-elected to his seventh term as Charlotte's Mayor and has been in office during the extensive growth that we've seen in this city over the last decade. He's been an outspoken advocate for homeland security measures as well as light rail transit here in Charlotte which has had a tremendous impact on real estate growth in Charlotte NC's South Blvd corridor.  How would he do as governor of NC and will he have statewide support to win that position?  I'm just curious about the ads and coupons left in newspaper slots at Charlotte NC homes. I'm not talking about mailings that are actually delivered by the postal service, I mean the sheets of paper that get left in the newspaper slot (usually below the actual mailbox around here).   I've seen everything from carpet cleaning to dance lessons, and oh yes real estate agents. When I see these I always wonder if these people actually get results? My point of view is that if it's important enough to tell me about, put a stamp on it and send it in the mail. I actually do at least look over everything that gets delivered through the mail. Is the sheer time spent driving through Charlotte NC neighborhoods distributing these really time well spent? I get that marketing isn't cheap and maybe thi...

I've been using OPP (other people's posts :-) as a way of getting my questions answered for years but never actively engaged in posting comments or writing my own. However, I know I need to for several reasons so here I am.
