 Unfortunately, home prices in Whalehead are still on the decline. Both the median and average home prices declined fro 2014 to 2015. The good news is the increase in the amount of sales activity. The number of homes sold jumped from 30 in 2014 to 43 homes in 2015, an increase of 42%. It won't take long for this kind of sales activity to create a demand which in turn results in price increase. Here in Carova, NC the tides are an important part of our daily life. For most coastal communities along the Outer Banks knowing the tides is helpful for people boating or fishing, here it is important for driving. This does not mean all the houses in Pine Island are now worth 50% more, just that buyers are purchasing more expensive homes. Good news for Ocean Sands home owners as prices are going up. The median price of a home in Ocean Sands jumped up from $415,000 to $470,000 for an increase of 13%. The average price of a home sold went up $41,000 for an increase of 8%. Question; Are Corolla home prices going up yet?Answer: Yes.Corolla home prices are finally starting to head back into the positive. Looking at the sold data for the houses located east of Rt12 that sold in the last 2 years, we see increases in everything, including the number of units sold, the total dollar volume sold, the median and average prices. The number of units sold went up 21% to 160 single family homes and the median price went up 5% to $539,250.00.These increases are not earth shattering and you still have a long wait if you are looking to sell when prices get back to boom time levels, but the bottom is far behind us and the outlook is up.
