Bedrooms matter with oceanfront homes in Oak IslandAll things being equal or somewhat equal...the number of bedrooms you have in a vacation rental at Oak Island homes the better.  You want to advertise your listing as sleeping as many people as possible.  It's okay to have a room for several bunk beds as 2 families putting their kids on 1 or 2 rooms works and gives you a lot higher numbers.  See below for thoughts.

  Thank the Good Lord for another Good day.Today I am showing  property to folks that I have worked with for years.    It is good to still have folks that think you did a good job for them then and I hope that I can still do good for work them now.  I will probably sell the house that they bought from me and will sell them another house.Then this afternoon, I will be  showing another couple 3 houses in the communities that are in the area.I usually work with Sellers but this week..I am a Buyer's Agent.    It will be a fun day. I hope your day will be a productive day also.

     After working on a transaction for over a month, (I represent the seller) the buyers of this property that I have for sale, decided 2 days before closing, to get a mortgage on the property.  Have you ever had anything like that to happen to you?  It was sold and accepted as a cash transaction.  That is the reason that it was accepted by the seller.  It seems like everyone is trying to rewrite the rules of Real Estate.  Don't know if you are experiencing it or not....but I sure am..   Ginger of Southport

From the Past........... Do you have memories similar to these that I had of my childhood.As a young person, our family would watch TV on Saturday and Sunday evenings.  Mama would pop some popcorn and we would sit around and watch the Ed Sullivan Show.  We would see the new performers enter into the entertainment arena. There was such a wide range of entertainment for us to see.  I learned of Opera and Ballet on those occasiona along with seeing Elvis Presley for the first time and them Steve Wonder and the Jackson 5. What talented these folks had. Ginger

  We have all heard that the sellers say that they never hear from us.  Well...I have made it a point t o reach out to my listings at least once a month. Our office gives us our statistics for each month and do a comparison with the previous month.  This is a part of our Monthly Sales Meeting. Once those stats are provided to us.  I convert the charts  and graphs to a jpeg and insert this into the body of my email that I send out to all of my listings.  The email is a letter giving them general information regarding the market and what we have sold  for the previous month in comparrison with what we  sold the precious year.  All of the information I pull direct from MLS.  So this email has 4 pages of                   1.  Letter with Stats                   2.  My colorful Ad with pictu...

  WE have been dealing with this for a couple of years now...(thinking of 2005).WE had folks buying up lots on Oak Island for $220,000 and now their worth is only about $45,000.  I am finding it difficult to tell a buyer that they can only get $45,000 for a lot that they paid $220,000. I think that it is almost better for them to give it back to the bank...but that is one of the reasons that we are in the position that we are in now..Any advice?Ginger of Oak Island

My advice to new agents is to join networking groups. Join as many as you possibly can.   It's a good way to get others to work for you.   When YOU have the listing..you have every agent that is a Buyers agent needing what YOU are providing.   Now you have to work for others out there also but they are in all different aspect in the of the professional work force.  Get your name out there. with your listings....... people can't  buy what they can't see and don't know about.  There are so many more ideas and suggestions but I also want to see what others have to say about getting Listings.. I need some fresh ideas.  Any suggestions will be greatly appreciated.. Have a Wonderful Day. Ginger of Southport   http://www.GingerHarper.com

 One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and  2005.  That day is gone.What we have to do as a Realtor and as a professional is to educate our buyers as to TODAY'S Market.  We all sold properties in 2005 that we are having to sell for half of what they sold during the HayDAys!When I have a seller  to call me and say that they bought in 2005 and HAVE to SELL  right a way..I just cringe.Who knew?  This is a nationwide happening, not a local problem.We have to be honest with our sellers and give them the facts.  And hopefully we will be able to relieve some of their pain. Ginger of Southport.
