The Case For FSBO: FSBO Sellers Can Save Big on Commissions Tomorrow: The Case AGAINST FSBO (For Sale By Owner)Many homeowners explore selling their property without a listing agent through For Sale By Owner, also known as FSBO. Strong cases in favor of this approach center on major cost savings and greater personal control over the entire process. The main benefit comes from avoiding the typical listing agent commission of 2.5 to 3 percent of the sale price. On a $400,000 home, this can mean keeping an extra $10,000 to $12,000 in the seller pocket. When the buyer already exists, such as a family member, neighbor, or friend, FSBO works especially well. These deals often need only basic legal help from an attorney rather than full marketing and showings. Sellers handle the transaction dir...

Raleigh NC Real Estate is Rebalancing Toward Buyers in 2026Raleigh was one of the big pandemic winners, with strong job growth and fast-rising home prices, but the market is now easing in favor of buyers.Today, more listings, longer days on market, and softer prices are combining to give shoppers more room to think and more power to negotiate.Inventory and price trendsRaleigh has seen a sharp increase in active listings and new homes hitting the market, pushing months of supply above the line that usually signals a buyer’s market. At the same time, median listing prices have edged down and price cuts have become more common, both clear signs that sellers are responding to cooler demand. What this means for buyersBuyers now face less competition, can tour more homes that fit their budget, ...

I was reading a list recently about cities people are relocating to Raleigh, NC FROM – and that particular list did not include Austin Texas, and I was surprised.  Upon further research, I found that Austin, Texas is indeed a significant source of new residents moving to Raleigh, NC. While it may not always appear in the top five lists, Austin consistently ranks among the top cities contributing to Raleigh’s population growth, according to Allied Van Lines. In fact, a 2024 U-Haul migration report placed Austin at #5 among U.S. metro areas for inbound moves, with Raleigh also ranking in the top 10 . This indicates a notable migration flow between the two cities, and a reason it’s one of the cities people are relocating to Raleigh, NC from.  Both Austin and Raleigh are mid-sized tech hubs ...

Golf makes a comeback in the Triangle AreaThe early to mid 2000s seemed to indicate fewer people were interested in golf due to video games, phones, and media. Golf homes weren't in as high of a demand. Gold memberships were down and golf courses were shutting down, being sold or facing bankruptcy. Then, Covid hit and the shutdown sent people spiraling. Almost anything outdoors with social distancing was desirable again. Even homes that backed to walking trails were in high demand. The golf courses were in high demand and Golf was once again booming. We have navigated the historical Pandemic of 2020 and it has undoubtedly left some lasting changes on our society. One thing that has continued is the interest in the great outdoors. In the Raleigh, Cary and surrounding areas, you'll see park...

How to sell your house in Raleigh without stress... Until today, that's been the million dollar question.  With thousands of real estate agents running around, and a dozen cash buyers making you low offers and asking you to sell directly to them, there doesn't seem to be a good middle ground for home sellers.  It seems you are either going to pay a lot of commission for an agent to list you in the MLS, or you are going to take a hit on your sale price to avoid the hassle of listing.   If you really want to know how to sell your house in Raleigh without stress, you need to see this inovative new home selling program program for Raleigh and Triangle area home sellers.  Most homeowners are clueless about how to sell your house in Raleigh without stress, and think it can't be done.  With th...
