What’s The Deal In Dover? Dover Real Estate has busted out of the doldrums in a huge way and seems to be one of the fastest growing communities in New Hampshire.  We gauge demand by the average days on market (DOM) for sold listings.  We see that demand grew 35% last year and is still cooking at 81 DOM.  Sales really took off in 2012 and have been steady since.  If you have seen any of my previous Market Reports, you know we have been lamenting the lack of inventory last year.  Good news for buyers: new listings are up 17% this year. Dover NH Home Sales Looking over Januray 2014 Dover NH homes sold, we see the average days on market at 92 with the mean falling in at 70 days.   In January of 2013, Dover NH Homes were selling on average at 100 days with the mean at 82 days. What does it mean for Dover NH home values? Will Spring Come Early To Dover Real Estate? There is no doubt that the real estate business in New Hampshire is a seasonal one.  More homes sell during the summer and the spring market sets the pace.  Each of the last three years has seen the spring market come earlier than the one before.  In the chart below, I graphed the monthly sales over the last three years.  Keep in mind that on average it takes about 36 days from contract to close.  2011 saw sales spike in June and 2012 saw an early blip of a rush in February but the big spike came in May.  2013 saw it’s early spike in April.  Demand For Dover Homes Outpaces Inventory 2011 and 2012 saw end of year upticks in closings but 2013′s fell off.  If you have seen any of myrecent market reports, you know that I have been lamenting the l... 01/17/2014

In this Dover NH Homes Sold Report, we're looking at year to date data since the beginning of the year and comparing it to the same period over the last three years to determine the health of the Dover Real Estate Market. Dover NH Homes In Demand An important factor we use to determine the level of demand in any particular market is the Average Days On Market (DOM).  In 2010, the now expired Federal Home Buyer Tax Credit was in effect and stimulated home buyers to take advantage of an $8,000 tax credit when purchasing a home.  The Tax Credit artificially propped up demand and as soon as it expired, the market returned to it's normal trends.  DOM today is at it's lowest level, 82 days, in this study indicating Dover NH homes are in high demand. Dover NH Homes For Sale Inventory Shift Odd Pattern Here is a look at the inventory of => Dover NH homes for sale by price range over the last three months.   June's shift from affordable inventory to more high end homes on the market was astonishing to say the least.  Looking at July's inventory headed back to normal suggests June's shift was an anomaly but maybe not. Dover NH Real Estate Market There is no question the inventory of homes for sale in Dover is at an eight year low.  Over the last four years, we have had roughly 220-230 homes and condos for sale at any given time.  We currently have 139 homes and condos available and sales are quite brisk. Homes Sold Ten homes sold this week and there are 55 "active with contract" which means the sellers have accepted an offer and are still showing the property until all the contingencies of the contract are fulfilled.  Once that happens the listing moves into "pending" status.  We had six new listings come to the market this week. Dover NH Home Values This Week March 30, 2013 Dover NH home values are being bolstered by inventory conditions.  There are currently 109 single family homes and 39 condos for sale in Dover.  This is way below normal inventory levels and yet demand for Dover homes and condos seems to be very high and will most likely increase over the summer months as buyers try to take advantage of low mortgage rates.   Dover Home Sales Sales of single family homes and condos were up 23% in 2012 from 2011 and home values gained 6.6%.   The demand for Dover homes and condos is evidenced by the average days on market for sold listings.  The first quarter of this year is way ahead of the first quarter of 2012.  Demand posted the best quarter with the fall rush before  the winter and holiday season hit.  Ev... 04/11/2013
