Year-to-date, meanwhile, Meredith home sales were up 42% from a year ago with 54 closed transactions compared to 38 last year.  Sales volume for the year was up 42% to $26.5 million. A Christmas House As Walter Mathau often said in Grumpy Old Men, “Holy Moley” Christmas is almost here. Last month there were 89 residential home sales in the twelve towns in this Lakes Region market report. That means a good number of families will be celebrating Christmas in a new home and that’s pretty cool. The average sales price last month was $227,738 and the median price point was $174,750. Last November there were 86 sales at an average of $332,653. Next month we’ll get to see the year end numbers which should be pretty interesting! Everybody loves to be home at Christmas. The successful sale of any home in today’s somewhat trying real estate market can be broken down into distinct components that are inexorably linked together; (1) marketing the property, (2) the available pool of willing buyers, and (3) price. Unfortunately, these three components often get blurred and home sellers get confused and discouraged when their home doesn’t sell. They always ask why are so few buyers looking, why has it been on the market so long, and why is no one at least making an offer? Any offer!   This weekend was the Great Meredith Fishing Derby. Held Saturday and Sunday Feb. 12 and 13, 2011. What a weekend to sneak away during the afternoons to check it out. Saturday brought out record crowds from near and far. There was thousands upon thousands of people around. The bay was turned into a initure city with a mix of families and mardi gras style craziness going on at some of the bob houses. With 18 inches of ice, there were bob houses of all styles, price and style. There were shanties, lean toos, portable tent style and some bigger than some houses i see.     It was an absolutely stunning weekend this past weekend in Meredith, NH on Lake Winnipesaukee. I took a walk around the waterfront and enjoyed seeing the people boating, fishing with their kids, walking the docks, shopping at Mill Falls and other area stores, sitting under the trees enjoying the scenery and just plain enjoying the beautiful weather.   Meredith is a bustling little New England town in the summer with lots going on during the weekends, people enjoying their summer vacations, boating on Lake Winnipesaukee, shopping in the uniques shops and enjoying meals one of the local restaurants. I have moved to Lakes Region, New Hampshire from Loudoun County, Virginia and have been very busy with getting my New Hampshire Real Estate License and affilliating with a broker.  We settled back in Meredith, which is probably, in my humble opinion, one of the most beautiful towns on Lake Winnipesaukee.  This has been a very exhausting way to spend the month of July.  But, it has also given me a good remider of what people go through when they move their families to a new location. I Love what I do! I have two great jobs. Along with being a Realtor at Maxfield Real Estate in Center Harbor, New Hampshire, I'm the music director at Inter-Lakes Junior/Senior High School in Meredith, New Hampshire.
