WOLFEBORO, NH Real Estate | Home Sales Report: Q2-2016  - Wolfeboro 2nd quarter home sales declined 8% year over year on 35 transactions with a sales volume of $17.7 million, virtually unchanged from the same period last year.Year-to-date, meanwhile, Wolfeboro home sales managed to stay in the black, up 3% from a year ago with 61 closed transactions compared to 59 last year.  Sales volume for the year ending June 30 was up 14% to $28.7 million.The median price of a Wolfeboro home rose 19% in the 2nd quarter to $270,000 against a sales average of $505,000.  Twenty percent of all Q2 sales closed above $500,000. ____________________________________________________Wolfeboro NH | August Home Sales Report  - Wolfeboro August home sales slid 36% from July 25% year over year.  Home sales year-to-date were up a whopping 54% with 83 closed transactions compared to 54 during the same period a year ago.August dollar sales volume fell year over year,  declining nearly 46% from $5.332 million last year to $2.896 million.  For the year, however, dollar volume rose with increased sales, up 35.4% to $39.920 million.The month of August saw 21 new listings added to inventory,  slightly lower than a year ago, when 23 homes were brought to market.  Year-to-date, however, 220 homes were brought to market compared with 198 homes last year, an increase of 11.11%.  Currently, there are 169 homes available for sale, ...

Wolfeboro NH | July Home Sales Report  Wolfeboro July home sales declined 19% from June but more than doubled compared to July 2014.  Year-to-date home sales were up 70.6%, from 51 to 87 closed transactions.  And dollar sales volume,        thanks in large measure to four sales  in excess of $1 million, rose a whopping 507% month-over-month in July to nearly $12 million and was up 52.7%  for the year, compared to the same period last year.July saw 43 listings added to inventory, down slight from June, but up 104% from July last last.  New listings for the year are up 9.4% to 232 single-family homes, condominiums and manufactured housing.  Currently, there are 189 housing units available for sale, a 17-month supply based on an average monthly absorption of 11 housing units over the previ...

  Winter In Wolfeboro Wolfeboro’s Residential listing data reflects an increase in market inventory by 5.9% when compared to last year’s year-end stats.  There are currently one hundred-forty residential homes available for purchase in Wolfeboro, twenty-nine offer waterfront and/or water access; sixteen condominium units; seventy-six vacant land parcels; seventeen manufactured homes and twelve commercial properties.  Year-end sales volume is up slightly reporting a 5% increase over last year, however the average sales price has decreased by 22.5%. Throughout the year the number of pending sales have fluctuated month to month with the final YTD showing a 4.7% overall increase.  Contingent sales are up by 12.2%, pending sales up 4.7%; expired listing activity is down 3.2% over last year’s YTD totals.  Sales volume is up and withdrawn listings are down 1.7%.  Back on market listings have seen an increase by 31.6%; perhaps the favorable interest rates and increase in sales volume has sparked a renewed interest for those sellers still working towards a successful transfer.  Interest rates remain low and affordable around 4% to 4.5% and today’s engaged buyers, with the means to purchase have a number of market factors working in their favor. Wolfeboro’s Residential listing data reflects an increase in market inventory by 26% when compared to last year’s YTD stats. Currently 223 residential homes are available for purchase – 68 offering waterfront and/or water access – 28 condominium units – 92 parcels of vacant land – 17 manufactured home and 15 commercial properties.   Sales volume is down 15.3% and the average sales price has dropped by 24%. Pending and contingent sales reflect an increase over last years activity, however successful sales are down; one can only surmise that not all of the under contract transactions are making it through the inspection and/or financing contingencies.
