IS IT POSSIBLE? Multiple offers, long lines at open houses and waived home inspections are back? They sure are in Manchester New Hampshire. What else is here is the old rivalry of Listing Agents and Buyer Agents. Is rivalry the right word? Some say battle while others say game.  Lets start by saying How hard is it for a Listing Agent to acknowledge they received an offer and let the Buyer agent know? On the flip side, How hard is it for a Buyer agent to send in a complete offer written correctly? Lets start with why I am asking. Most often I am on the Seller Side Listing and Selling Homes. Acknowledging an offer is a must for me. It is common courtesy. Providing Great Service is a must for me no matter what I am doing. So when a person Lists with me, I always help them find a new home a...

Manchester NH Real Estate Market REPORT May 8, 2023.  Typically we see a sharp increase in new Single Family and Condo Home Listings hitting the market by May. This year we are not seeing that. Most Home Owners are staying still. Those who "need" to move are getting good prices for their homes. One factor could be it is easier to find a buyer than it is to get the sale to close. Banks are tightening their lending practices. Appraisers are being tougher on homes. Home Inspection results can be asking for more from the seller than ever. All total it means more sales falling apart then in years past. Having an Agent that is there for your through each step of the Buying or Selling process is a must. MANY ASK WHAT THE DIFFERENCE IS FROM ONE AGENT TO ANOTHER? As with a changing market, you w...

There is a secret in Real Estate I want to share. Overpriced Listings are not selling. That is not a secret you say. It is to some, but the biggest secret is "There are homes being listed and sold right now "Under market value." What does th...

Manchester NH Real Estate Market REPORT March 27, 2023.  The end of March is here and the Spring Real Estate Market continues to pick up. New Listings are increasing and The amount of buyers is still strong and steady. The newest trend though is homes under contract falling through. It cots money and time for both the Buyer and Seller. Mortgages once pre qualified now being denied. Appraisals coming in too low in some cases. Some buyers simply with Cold Feet. Then wild and crazy requests from home inspections when some buyers are waiving them again to get their offers accepted. A new trend we are seeing is that Prices are kind of all over the place. Some homes listed way to high and others actually listed way to low. Location and condition highly affect value. The good thing is that the...

Manchester NH Real Estate Market REPORT March 20, 2023. The Spring Real Estate Market is ushering changes to our market. Where we saw an increase in new listings earlier in the year, the amount of new listings coming on the market fell by half last week. The amount of Single Family homes going under contract though, doubled last week.  People often ask what trends we are seeing in our market. Sadly, one trend is the sharp increase in homes that were under contract are "falling through". The top three reasons seem to be failed Inspections, Appraisals that are too low and Buyers whose financing who are declined.  This is causing hardships for sellers who think their homes are sold and are making plans already to move into their new home. The next question is often "How to avoid these issu...

We have also seen buyers starting to waive inspections and contingencies again on some offers. We are also seeing an increase in first time buyers. Yes, rates are higher, but many prices came down since last summer which may equal out in some cases. There are deals for buyers when you know where to look. MANY ASK WHAT THE DIF...

Manchester NH Real Estate Market REPORT Feb. 27, 2023. As we end the month of February, winter decides to arrive.  Also as February comes to an end, the Spring Real Estate Market is here. We have seen the amount of new single family home listings double last week. There is still a sharp shortage as we see more buyers than homes to sell them. WHAT SHOULD YOU DO? First off as with a changing market, you will find an Agents experience matters the most. Many have noticed some houses selling in days while others have been around a couple of months unsold. Many others notice  some buyers offers are accepted right away, while other buyers search for months.  That means you as a consumer should know with so many market changes, an Agents experience and skill matters the most.  We are seeing lin...
