One of the best ways for sellers to allay potential buyer concerns is to show them that they will get what they are paying for.  Part of any smart home-selling strategy calls for sellers and their agents to anticipate the concerns of potential buyers, primary among which is the concern that they might be purchasing a home with defects.  The best way to defuse this concern is to have the sellers have their home inspected by a professional property inspector prior to placing the house on the market.  This will help uncover problems that were not previously known to the seller, so that they can address them and thereby remove them as  potential obstacles to a sale.

BERKELEY HEIGHTS -- On Saturday, May 12, letter carriers in the township will be doing more than delivering the mail -- they'll be picking up food along their postal routes in the national "Stamp Out Hunger" food drive to help feed America's hungry.Postal patrons are asked to leave a sturdy bag containing non-perishable foods (no glass jars please) next to their mailboxes prior to the time of regular mail delivery.  When the letter carrier comes by on his or her delivery route, the food will be collected and taken back to the postal station, and the Community FoodBank of New Jersey will pick it up for distribution to charities throughout the summer when food donations often drop off. It is not unusual for first time buyers, especially, to view the house-buying process as a nerve-wracking one. Understandable, some buyers have second thoughts as they review their decisions to buy. "Buyers Remorse" is an emotional response that some people have towards a real estate transaction.  Fore some home-buyers, these feeling are related to the uncertainty that results from relinquishing control.  Other buyers felling of uncertainty are coupled with the fear of making long-term commitments.  Whatever the reason, buyers should address any remorseful feelings they may face.  If you predicated your decision on solid reasoning, it should stand up to scrutiny.

There are currently 57 single family homes on market for sale in Berkeley Heights NJ. These numbers have remained relatively stable over the past month. Although prices and demand in general have trended lower, Berkeley Heights still remains an appealing option for many buyers, which has enabled homes to sell quickly if they are priced properly. Multiple offers are still a possiblity for competetively priced homes. However, with so many new listings, I expect days on market to rise for homes that are priced too high.There were 11 properties that closed in March in Berkeley Heights, and the average selling price was $533,272 and the average days on market was 120. Prices and Inventory have leveled off, as the spring market approaches. The real estate market in Berkeley Heights, NJ has adjusted in a similar fashion to surrounding towns, with prices easing off historic highs at a rate of about 6-9% from one year ago. Recently though, homes have sold at a faster rate - especially in December. This decline in inventory has made sales more brisk, and the next few months will be critical for the price trend. If inventory remains constant, the prices should remain stable. If inventory rises to mid- 2006 levels again, we can expect the gradual pricing declines to occur.There are currently 54 single family homes on the market for sale. Here is your market summary for Berkeley Heights, NJ for the month ending November 30, 2006. Inventory is coming down from our highs of a few months ago, but it is likely due to a slow season, and the true test will come in the Spring when there will be more listings and more buyers. If our inventory climbs into the 90s or 100s again, the prices can be expected to continue to soften for the near term.In November, there were 14 closed sales in the MLS for an average sales price of $632,055 and an average days on market of 75The list to sales price ratio was 95.8%Currently, there are 70 single family homes active for sale in Berkeley Heights.

This can be attributed to higher inventory, fewer buyers, and lower buyer confidence in the housing market.
