WARNING – Realtors Don’t Waste YOUR Time Blogging on ActiveRain by Leander McClain, Realtor You have read the warning. Now let me explain why Realtors should not waste their time blogging on ActiveRain.   When I started in real estate I was taught the following lessons: 1. You must continually prospect for new business. 2. It may take a couple of years before you see results 3. You must continually prospect for new business One thing I have learned about Realtors is that we want instant gratification. And who can blame us. We spend lots of money to get set up in the real estate business. Many of us have continuing monthly expenses. Business cards, association dues, web site & MLS fees, lockboxes, signs, gas, clothes, the list goes on. But Leander…..what about the warning about bloggin...

Leander McClain Is Looking to Interview NJ Foreclosure Prevention Specialists Readers of my blog know that I specialize in selling Bank Owned Foreclosures. In today's Real Estate climate, foreclosures and short sales make up a major part of sales. Many of these foreclosures happened because the former owners were not given proper advice and guidance when they still had a chance to avoid foreclosure. I would like to do my part to stop at least 1 foreclosure in New Jersey. There are legitimate people & company's that can assist some homeowners in preventing foreclosure.  I am not talking about the fly by night people that collect $1,000 from you and DO NOTHING! So, I am putting together a series of video interviews of reputable foreclosure assistance specialists . If you work in New Jerse...

You Can Put Your Boots In The Oven, But That Don’t Make Em Biscuits. Buying Bank Owned Foreclosures. By Leander McClain, Realtor Cherry Hill, NJ I work for Atlantic & Pacific Real Estate in Princeton, NJ. All of my listings are bank owned foreclosures. You would be surprised at the number of people who say that they want to purchase a bank owned foreclosure. Many of these same people might as well turn on the oven and throw a pair of boots in and call them biscuits. Making biscuits takes time and skill. You start with flour. You don’t have to sift it, but I noticed that my Granny always did, so I do. You add your salt, baking powder & baking soda to the mix. Then you have to cut in your butter (lard or Crisco). Your butter doesn’t have to be super cold, but if not the biscuits don’t com...

All Work & No Play Makes Leander A Dull Boy. Fishing Anyone? I love real estate! I love making music. I spend many hours every day working on my craft anad learning to become a better Realtor & Real Estate Consultant. I spend many hours in my home studio studying recording engineering creating music. Even though this is fun for me…..It is still work. So last week, I took a few days off and went fishing. Myself and six other guys loaded up a 16 passenger van with coolers, fishing rods, tackle boxes, snacks and oh yeah…..and overnight bags. We left Philadelphia around 7:30 pm heading to Hyannis, MA. After several stops for gas and bathroom breaks, we made it to the dock around 3:30am. And you would think that we would be the first people there (considering that the boat would not leave un...

Now I am not a lawyer and I cannot give legal advice, but I will explain to you how I work with my clients in New Jersey. My relationship with all clients is like the relationship with a doctor or an attorney. What you tell me stays with me. If I must discuss something you have told me with others, I will get your permission first. In for me to work with my clients, they must trust and like me. They must feel that I always have their best interest at heart…..otherwise; our professional relationship will be a difficult one. There are things that you may feel you should NOT tell your Realtor. Sweet Potato Soufle Recipe by Dexter Weaver A number of years ago, I attended the Navy Supply Corps School in Athens, GA.  I had heard about a soul food restaurant that I decided to check out.  The name of the restaurant was lovingly called Weaver D's.  Three car loads of my shipmates ascended on the restaurant.  To our dismay, they were closing for the day.  Weaver came out of the kitchen and said since we were from the Navy, he would see what he could find to cook.  As we patiently waited, we heard pots and pans starting to rattle in the kitchen.  You see, Weaver D's was a small simple restaurant and you could see the kitchen from your table.  In a short while, Weaver began to come out of the kitchen with platter after platter of piping hot delicious food.  We ate and ate and ate unti...

Yes, a simple can or two of paint can totally transform your home!  Paint is, hands-down, the least expensive change to your home you can make, adding the biggest impact.  If you are not sure how much "bang for your buck" you can get just from picking up a roller, just take a look:  This bathroom from a home in Mt. Holly was indeed hard on the eyes!  With outdated foil-like wallpaper, pink tile and flooring, everything about this bath would surely frighten most buyers away!  Since the very limited budget did not allow for updating anything else, we simply painted the walls white and replaced the blind.  We then used white accessories to calm down the pink that remained.   This kitchen from a home in Willingboro has outdated metal cabinets, and a very dated counter.  And the green floral...

I recently was the victim of a sty in my eye-ick, right?  Now, I remember my dad always said when this happens, rub a gold ring on it and it will go away.  He even used to keep a gold ring in the medicine cabinet!  Well, I did... and it worked.  I don't know why or how, but it worked.   So what does this have to do with real estate? Well, I've been wanting to start a newsletter to send to my email list and I thought it would be fun (along with real estate info) to include a helpful household tip-something tried and true that makes life a little easier.  Recognizing my limited knowledge :-), I'd like to open this up to you all (or "y'all" for some of you!) to contribute your fun little hints for around the house.  Nothing "magical," just home remedies, cleaning helps, health helps, garde...
