How many of you have heard of the Talking House.  This is innovative technology that has the house talking for you.  It is great for FSBO because you have them rent the transmitter.  Extra money in your pocket! The transmitter has your pre-recorded message on it that not only advertises the home but you and your services as well.  You can "advertise" who you are, who you represent, what you offer, and all of your contact information.  The homeowners love Talking House because you get to hear the recording from a pre-selected AM radio station that you hear from your car.  The recording is 24/7 and plays repeatedly at least 30,000 times a day. You can drop off a DVD at an FSBO, have them look at it for a few days, come back to pick it up and answer any questions they have.  The great thin...

People who know me know that I love, love, love to travel and go on vacations.  I have had a great opportunity in my previous jobs to travel on their dime to places as Oahu (Honolulu), the Big Island (Hawaii), Fairbanks (Alaska), St. Johns (Newfoundland).  I had a chance to live in Los Angeles which happened to coincide with the Rodney King and OJ fiascos AND the Northridge 7.0 earthquake. But I digress.  Even in this somewhat unstable economic world we currently live in, I have been able to get some money together to go on a full chartered ship for the Dave Koz Jazz Cruise.  We leave out of Ft. Lauderdale and travel to St. Thomas, St. Barth's, and Samana (Dominican Republic).  The best thing about this cruise is that we are up close and personal with all of the artists.  They will be h...

BURLINGTON TOWNSHIP -The following article was written by Steven L. Lubetkin  of Cherry Hill.  His contact info is at the bottom of this article.  The Haines Industrial Center offers access to trains, bus lines and an easier commute for workers Until recent spikes in fuel costs, the decision to locate a warehouse or distribution center frequently hinged on how close a site was to big cities and major highways. These days, the decision takes into account an industrial park's room for expansion, multimodal transportation options and, increasingly, the availability of workers, as well as public transit options to carry those workers to the facility, observers say. "Initially there was a heavy value placed on location and transportation cost. As the logistics modeling has gotten better, th...

It's official.  In the biggest government bailout in U.S. history, the Treasury said that regulators are seizing control of Fannie Mae and Freddie Mac.  The home mortgage giants will be run by the government indefinately.  The two current chief executives will be replaced and the government will invest up to $100 billion in each firm to keep them solvent.  To improve the availability of mortgages, the Treasury will start buying Freddie and Fannie's mortgage backed debt in the open market. That's the official story that by now everyone has read.  Hopefully this will be a positive step for the country, but here's the thing that kinda pisses me off (excuse me while I vent).  These two companies ae set to lose 14 billion (billion with a B) this year.  Fannie mae Chief Executive Daniel Mudd...

Burlington County, NJ Our local housing market has followed the expected downward trend this year.  Early predictions of recovery this year appear to be incorrect.  Many experts agree that the market has reached or is near the bottom.  However, there is no agreement when conditions will approve.   Prices in Burlington County have dropped 4% and the number of sales have dropped 15% over the last 12 months.  Joseph Seneca, professor at Rutgers Edward J. Bloustein School of Planning and Public Policy said there were some encouraging signs in the New Jersey real estate market, including a statewide increase in home sales in recent months, a fairly constant level of unsold inventory, and a slow decrease in prices, which he said probably helps the market."Foreclosures will continue to rise, a...

Every Sunday evening, you can find me watching Extreme Makeover Home Edition.  Each week some deserving family receives a new or newly renovated home.  I have been known to shed a tear or two when the bus driver moves that bus. A few weeks ago while I was perusing the Asbury Park Press, I came across a story titled is 'Extreme Makeover' house for sale?  The story was about the Marrero family in Pennsauken, NJ.  The family received a brand new 3,000 square foot home that was built on donated land.  The family also received $60,000 in cash to help with uitlities and other bills.  It appears that the house which is almost 3 times the size of the old house is an energy hog.  The father still is on a fixed income.  So once the bus has moved on out of the state, the recipients were left with...

What Should I DO?? Everyone wants to know if we have hit the bottom of the real estate market.  No one knows.  Real estate is cyclical & regional.  I always tell my clients not to try and time the market, but to buy or sell to meet their needs.  I also tell my clients to look at real estate as a long term investment (minimum 5 years).  So no matter what the market looks like, it is the right time to buy for some, it is the right time to sell for others and the time to hold for the rest of the folks.   If you would like to discuss your options with a professional Realtor & Real Estate Consultant, Call Leander McClain, one of Burlington County's Top Real Estate Agents.  609-505-6578.  EXIT Buyers Plus Realty, 15 East Broad Street, Burlington, NJ 08016
