Well it's happened, we are over the century mark in active listings for Cranford NJ homes for sale. As of this morning, there were 101 active listings. This may not seem like a lot for those of you in other markets, but to give you some perspective, at the height of the seller's market of 2004, there were no more than 40 listings for sale. Cranford, NJ Real Estate Update There are currently 106 single family homes and 4 multi family homes on the market for sale. These numbers have risen substantially in the past month as the spring market picked up with a flood of new inventory. Last month, there were 95 listings for sale at this time. Inventory levels are much higher than before, giving buyers more options when selecting a home. Although prices have trended lower or flatlined, Cranford still remains an appealing option for many buyers, which has enabled homes to sell quickly if they are priced properly. Well here we go again. I had reported a few weeks back that the inventory in Cranford NJ of homes for sale had topped the 80 mark. Now, we have dropped back down to 69 homes on the market in Cranford, and buying activity strong, after the weather warmed up following our flooding noreaster. Last week, I reported that there were 72 homes for sale, and few weeks prior, we had broken 60 for the first time in several months. There are now 80 homes on the market in Cranford, which is good news for buyers who are ready to start touring homes this spring. I am working from home today with CNBC on my TV in the background, and it seems every other segment is about either the housing "bubble" or sub prime mortgage companies collapsing. Today, I heard a new term called alt-A loans or something, which I guess describes a lot of the stated income and asset programs for people with good credit. I am intrigued by all of this real estate talk on a business channel, and it just strikes me about how important my job is to my clients. With all of this press, and much of it horrible, what is a consumer to think? Trends are very important, and for the first time in several months, the inventory of homes for sale in Cranford NJ has risen above 60 active listings. Why is this significant? For the 12 month period ending February 28, 2007 as compared to the 12 month period ending August 2006, there are some clear signs that the real estate market in Cranford, NJ has stabilized considerably/ Prices and Inventory have leveled off, as the spring market approaches. According to www.cranford.comThe "Cranford Crossing" condominium and retail development project will be leasing the 50 residential units, and not selling them, as previously thought. For the past several years, one of my clients was on the VIP list to buy one of these units for her mother who was downsizing, and she found out yesterday that these are no longer for sale, despite the letter she had received in September indicating that sales would begin in October. The real estate market in Cranford, NJ has adjusted in a similar fashion to surrounding towns, with prices easing off historic highs at a rate of about 6-9% from one year ago. Recently though, homes have sold at a faster rate - especially in December. This decline in inventory has made sales more brisk, and the next few months will be critical for the price trend. If inventory remains constant, the prices should remain stable.
