The U.S. Constitution requires a national census once every ten years.  It covers all 50 states, Washington, D.C., Puerto Rico, U.S. Virgin Islands, Guam, the Commonwealth of the Northern Mariana Islands, and American Samoa. This Census data will not only shape the future of our communities and define our voice in Congress but will address some real estate trends as well. What and who will be the next housing trend?  Will Boomers head West or South or stay put? Is the day of the McMansion over? Will gentrification of the cities take off again as young families flee the suburbs?  All questions that may be answered once the census results are tallied. 06/02/2009

      Yes you can, but it has to be done just right, and there are some limitations on how you use your property. Any property purchased by your IRA must be used for investment purposes only--so your replacement property cannot be a vacation home for you to use personally and it cannot become your personal residence in the future. In fact you cannot rent your property out to any disqualified person, which is your business or any immediate family member except siblings. In order to get the full benefit of your 1031 exchange, you must buy and take title to a property equal or greater in value than the one you sold. With all that's going on today, wall street crashing, gas prices rising (although lately they have been coming down), and all the foreclosures affecting various markets, I hear even Jack O' Lantern is taking a hit too. Due to weather conditions in certain areas, pumpkins used for craving during this festive time of year will be scarce. Luckily for my 2 youngest (Jordyn & Jaden), along with my 2 God-children (Cj & Simone) they were able to get their slim pickings at the Hillsboro Farm's Pumpkin Patch last weekend. They enjoyed hayrides, a blow-up haunted house, and some good old running around. For those who are often trying to find things to do with the little ones, pumpkin picking isn't a bad idea.    10/09/2008

Hillsborough NJ The average sales price of $390,600 was essentially flat to June's average sales price of $391,300 and slightly lower than July 2007 average price of $391,500.  The median home price of $312,000 in July was 13.3% lower than the median home price of $360,000 in July 2007. Average days on market peaked in May at 100 and have been trending downwards, to July's average days on market of 64.   ABSORPTION RATE is the mathematical representation of the relationship between supply and demand.  The total amount of available inventory is divided by the total amount of inventory sold in the previous month or set period of time.  The resulting number represents the number of months it would take, at that same pace, to sell the entire inventory of listings.
