Heating season and attic ducting. The ducting needs to be connected. There are a lot of homes that Desert Sun Home Inspections in Carlsbad New Mexico inspects that has for the lack of better words "Messed up" ducting in the attics. No time of the year could this be a good thing. In the fall, winter and spring the heat ducting takes the heat throughout the home. the rest of the year it takes the conditioned air throughout the home. The furnace ducting gets used about 10 months a year. So it is critical the ducting is correct. Don't forget to mow the gutters as well. They are getting green. I do believe I have seen this before. A time or two on homes that have had the gutters forgotten by the owners, or the home had been abandoned for a long time. Roof inspection and more. Desert Sun Home Inspections Carlsbad N.M. In this inspection there were a few problems with the roof. It was slightly raining but not enough to really get concerned about the decking or the home getting moisture into it from the damaged roof. When I get the call for an inspection the buyers are really wanting a report that reflects the actual conditions of the home. Some are minor issues and some are major issues. Crawl space accesses, there needs to be a door. Beware of critters. When ever there is a crawl space under a home. It needs to be secure and weather tight. The crawl space is a major component of the home and needs the attention that it deserves. At Desert Sun Home Inspections we try and point out deficiencies when inspecting when ever we find a problem with the un secured crawl spaces. This crawl space access has no door. A great place for cats, dogs or other rodents to find and call home.  The small concrete dam built for the access was intended to keep out water from the crawl space. We need an exit please, how about Three of them. There are some of those days you would like to have stayed in bed. When inspecting homes you just never know what is going to rear it's ugly head.  I have seen a lot of crazy things and the most striking thing is when the seller say's "I have never had a problem with it that way, why would it be an issue now"? Why? Because codes say it's an issue that's why. Exit number one. This ceiling exhaust fan is clearly not vented to the exterior. Exit is required. Exit Number two. Here we have a plumbing vent stack that terminates in the attic. Exit to exterior is required. Exit Number Three. Here we have a dryer vent that terminates under the home. Holes anyone? Just getting started with this inspection. I just got started on this inspection and was looking at the exterior of the home. At Desert Sun Home Inspections in Carlsbad New Mexico, we get calls from Three different counties to perform home inspections. This home was in a small town that I have only done one other home inspection in. I got started on the exterior when the Buyer and Realtor showed up to be there when I did the  inspection. When we were walking the exterior of the home, we found several areas of concern that would need to be addressed for the buyer. Take a look at the holes. This seems to be a trend. A.C. Electrical connections. More and more I am finding a lot of these electrical flexible conduits coming loose or burned up from the weather and sun. It would seem that the manufacturers would have done the research and found that the condiut will not hold up to the harsh treatment of the sun and weather. The connection nuts are falling off. This has been found on a number of homes.   Notice the burned look on the conduit? It's from the sun beating down on the flexible conduit. The buyer tried to reinstall the conduit and nut but it just would not go back on.  It makes you think that "how many more of these are fallig off all over the country". Have a great day every one.
