I recently held an open house at one of my listing here in the Western New York area.  The response was great from prospective buyers coming through the door to see this wonderful home.  One of the things that I was so proud of is that I had a buyer say to me "What a wonderful presentation for an open house!"  Of course this made me feel really good about the job that I had done.  I have had another agent who recently attended one of my open houses and he remarked to me that I had done open houses totally different than any other agent that he had come across.  He asked my about what my thoughts were concerning about open houses being a waste of time from the realtor's perspective, so I told him. I have had some great success stories while conducting open houses on listings.  The averag...

New Possibilities... "At the height of laughter, the universe is flung into a kaleidoscope of new possibilities." ~ Jean Houston "As the market continues to shift you have to ask yourself what can you do that will create new business.  Marketing to a new niche, or just making sure you follow up with every lead you receive will keep new business in the pipeline.  Don't forget your past clients they have the ability to refer you to family, friends and co-workers and the best part is they already know you, like you and trust you.  New possibilities are just waiting for you, but you have to be willing to change with the market to reap the benefits." ~ John Villella Wishing you an inspired week, and may everything you touch turn to SOLD,   John Villella, Your Personal Building Consultant f...

Limit Your Risk... "Avoiding danger is no safer in the long run than outright exposure.  The fearful are caught as often as the bold." ~ Helen Keller "We all work hard to make money and wish to limit our exposure to any liability.  Having the proper home inspection company as part of your team will help control your risk.  There have been a few deals lately where the home inspection was taken off the table just to get the contract accepted.  Is this a bold move just to get a deal put together or is this something that could come back to bit you at a later date...only time will tell.  Remember, the home inspection isn't just for the buyer or seller's benefit... it also helps control your risk.  If you find yourself in one of these situations where the deal will only be accepted if the i...

When I entered the real estate arena, I decided I needed to address my phone plans.  My cell phone plan with 1,000 minutes per month was just not going to cut all the additional phone calls I was making – some calls just can’t wait until after 7PM!  Please note that any rates that I provide in this post are based on my home in Amherst, NY. The two options I considered were having a Verizon land line phone installed, or finding an online Voice Over Internet Protocol (VOIP) service to run over top of my preexisting broadband connection.  I ended up choosing Skype as my VOIP solution.   Skype is a messaging client similar to AOL Instant Messanger, ICQ, or many others that you may come across.  It also comes with a built in VOIP service, with very reasonable rates.  Skype can be found at ww...

Well, I've taken the plunge into the world of real estate cyber social networking.  As I finish the year as the current President of the Buffalo Niagara Association of Realtors, it's time to move back into the "sell everyday".  I welcome the return to the reality of a real estate market that could certainly be much worse than it is and one that I see as filled with great opportunity to those that want to put their nose to the grindstone.

92 Sunset Amherst NY Sold in Auction for $79,000 Sold in Auction for $79,000 Yesterday in the crowded living room of 92 Sunset in Amherst NY there was an auction of this Amherst home and all of it's contents.   It was not a bank sale, it was to settle the estate of the previous owner who built the house in 1978.  Everything in the home was original, so some updating will need to happen for the new buyers.   The details of the sale are the home is purchased "as-is", closing in 30 days, there is no concessions and if you have the winning bid you will pay an additional 10% which brought the sale up to $86,900.   Interesting that the family chose auction, but in speaking with them, it was the easiest thing for them.  Could the family done better?   You be the judge.   The convenience of hav...

Make Amherst NY Home  Amherst New York is a great place in Western NY to call home. It has Location! Location! Location! It is why Amherst has been responsible for 70% of the job growth in Western New York over the last 10 years. Amherst is situated in the Northwest corner of Erie County. Rapid population growth in recent decades due to the town's proximity to Buffalo has resulted in more houses, highways, schools, shopping centers, and recreational facilities.Rich in history, Amherst was formed in 1818 from a part of the Town of Buffalo (which later became the City of Buffalo) and covers approximately 53 square miles. In 1818, the town of Amherst was officially created and was named for Sir Jeffrey Amherst, an English lord who was a former Commander-in-Chief of the British troops in Am...

Sometimes it is nice to do something for someone we do not know.   To do it for just the sake of knowing that we can personally make a difference in some one's life.   I just got an email from a dear friend, and he got it from someone else.   Why I share it is because it is a great idea!   While you are filling out your Christmas Cards this Christmas, why not add one more to the list -- A Recovering American Soldier.  Mail to:A Recovering American Soldierc/o Walter Reed Army Medical Center6900 Georgia Avenue,NWWashington,D.C. 20307-5001With the holidays fast approaching a care package from home gives them the knowledge that people are thinking about them - that's a huge pick-me-up.   There are also several organizations that send care packages and send support to our troops overseas:Mi...

I have been dealing with decorating a home the past several weeks.  In that process I have discovered something that changed the cleaning process for me -- something that makes life easier.  When I go to a home to photograph for a listing I will be taking Dirtex Cleaner by Savogran and coffee filters with me!  I used to keep Windex and paper towels, and thought I was really smart.   I would have to use a lot of elbow grease to get the glass to shine and then I would have lint to deal with.Well my handy Ace Hardware (view my Lessons In Customer Service Post why I am a raving fan) shared a secret with me and I am a believer.  This stuff is absolutely amazing and it works so easily.  Coffee filters are lint free and perfect size for you to work with!  Again, another example of cheapest is...
