Tomorrow is St. Patrick's Day and the celebrations will be subdued if at all.  During my career as head of HR for Brunschwig & Fils in New York I remember the celebrations fondly. Our law firm and accounting firm had partners who were members of the Society of the Friendly Sons of St. Patrick of New York.  Each year we were invited to the St. Patrick's Day gala Dinner, a packed house at The New York Sheridan.  They had a hospitality suite before the dinner and would have the New York Governor, New York City Mayor, US Senators, and other politicians.  We would shake hands with all of them. The dinner speakers were special too.  I remember Tim Russert gave a remarkable speech.  Then in 2003, Tom Brokow was scheduled.  He was delayed in the Studio covering President Bush announcing the war i...

Kitchen cabinets are sometimes custom-built. When they start to show wear-and-tear, replacing them can be costly. Stock cabinets cost less, but the idea of cabinet replacement can be daunting. Refacing kitchen cabinets costs about half of what replacement costs. Do-it-yourselfers who desire to save money, have necessary carpentry skills, and some workshop space can do the cabinet refacing independently. The refacing of Euro-style cabinets involves covering the drawer and door faces and sides of the cabinets with wood or plastic veneer. Drawer and door fronts can also be repaired with rigid thermofoil (RTF).The refacing process of traditional frame-and-panel doors typically involves covering the cabinets' sides and frames with a veneer and replacing the drawer and door fronts with mater...

For decades, the most important place to tout your business was the back of the Yellow Pages. It’s a simple strategy: you buy prime real estate on the place that everyone uses to look for local businesses. These days, businesses should shift to a different kind of pages: your Google My Business page. Improving your Google My Business page can be the quickest way to increase foot traffic and profit.  you can do it yourself if you have the time and knowhow or you can hire a professional seo service in New York to do it the right way from the start.  Some quick statistics: 48% of buyers start making their decisions on their smartphone 40% of adults in the US use mobile voice search at least once a day (including the 55-64 year-old demographic) 40% of all mobile searches are for a local bus...

This is a great question! So, let’s dig a little deeper into the symbolic representation of what water element and drain pipes represent according to modern day Feng Shui principles.  Water element is linked to emotions and the subconscious mind, When water element is present in the ideal locations (north: career, east: family, southeast: wealth) inside a home and along the land, there is a sense of controlled movement that flows with ease and serenity as you navigate life.  In Feng Shui drain pipes relate to wealth and health (blood flow and the intestines, which also relates to the immune system). In regard to the reference of wealth, some may say leaky pipes is draining away your finances. Or, a clogged drain pipe could be backing up your finances, such as with not receiving payments...

With the Covid-19 pandemic happening, our way of ‘normalcy’ has shifted dramatically in just about everything we do from personal to professional daily lifestyles. At first, this was a huge shock to the nervous system, and for some, it still is. However, if you can allow yourself to accept the new norm, surrender your fears of change, give yourself permission to work through the emotions that come with this change and begin to adapt, you can position yourself to see the silver lining and evolve.I have gone through my own moments of pause, reflection and recalibration. I went from seeing clients every week to an abrupt halt, with everything stopping once social distancing orders where put into effect. In regard to my business, the option of utilizing Virtual Feng Shui Consultations has a...

More agents are looking for ways to get around the city’s dominant listings platform  Over the first few months of 2020, real estate agents began seeing a strange new trend in their inboxes: emails advertising listings not available on a certain popular listing site. “NOT ON STREETEASY!” screamed the subject line of a Compass team’s e-blast about a Financial District studio going for $650,000. “Surprise your clients as this will NOT be found on StreetEasy!” an agent from Sotheby’s International Realty wrote about a $1.5 million sales listing on the Upper East Side, and an email from a Corcoran Group broker touted a $1.2 million Boerum Hill listing with the subject line, “The best condo in Brooklyn is not on StreetEasy.” The senders are brokers who hang their shingles with some of the bi...

Retailer’s collapse would open the door for other stores to renegotiate or exit leases A view of Neiman Marcus in The Shops at Hudson Yards  The anticipated bankruptcy of Neiman Marcus could throw Related and Oxford Properties’ Hudson Yards mall into peril. The parent company of the department-store chain is reportedly planning to file for bankruptcy protection within the week. The move would put Related and Oxford Properties in the precarious position of possibly having to renegotiate the retailer’s lease at the luxury Hudson Yards mall — and enter into conversations with other retailers whose lease agreements are tied to Neiman’s presence. “Losing Neiman would be a major setback for the Hudson Yards project,” Matthew Seigel of Lantern Real Estate told Business Insider. “Right now, Nei...

With social distancing orders in effect, we are all forced to spend more time inside our homes then ever before. This means, its vital to establish and maintain healthy and optimally functioning environments to support your everyday household and even more importantly, to cultivate harmonious mindsets and emotions.I’ve been receiving inquiries from clients who are interested in setting up Feng Shui consultations, BUT, the biggest hesitation for them, is we can't meet in-person. Unfortunately, there tends to be a stigma against accepting the utilization of long distance feng shui services because some may assume its not as effective when consulting in-person. This type of assumption is a personal limitation. For 23 + years, I have been providing Feng Shui consultations on various platform...

Occupancy declines further in another pummelling week Hotels across the country — including the Plaza Hotel in New York and Chateau Marmont in LA — have shuttered and laid off and furloughed staffers.  The picture for the country’s hotels continued to grow ever worse last week, as more than three quarters of the nation’s hotel rooms sat vacant. Nationwide, occupancy fell almost 68 percent to an occupancy rate of 22.6 percent during the week of March 22 to March 28, according to the hospitality data firm STR. The rate of decline accelerated from a drop in occupancy of roughly 56 percent the week before. STR senior vice president Jan Freitag said that declines like these are the “new normal” until the number of new Covid-19 cases show a significant slowdown. “2020 will be the worst year o...

Only transit, hospital and affordable housing will continue New York Gov. Andrew Cuomo  After facing pressure from city officials and workers, the state is shutting down all construction except work on infrastructure, healthcare facilities and affordable housing. The Empire State Development Corp. updated its guidelines Friday, saying only work on “roads, bridges, transit facilities, utilities, hospitals or health care facilities, affordable housing, and homeless shelters” will be considered essential. The qualification is a dramatic change from the blanket exemption included in an executive order Gov. Andrew Cuomo signed last week. Under the order, employees of all non-essential businesses are prohibited from reporting to work. Now, workers on condo and commercial sites will need to st...

Work at Moynihan and part of LaGuardia Airport temporarily stopped Skanska temporarily halted construction at LaGuardia Airport’s Terminal B and Moynihan Train Hall due to workers with Covid-19 Construction has been temporarily halted at two major infrastructure projects, including part of the multibillion-dollar overhaul of LaGuardia Airport, after workers were diagnosed with Covid-19. Work on the western concourse at LaGuardia’s Terminal B was shut down until March 30 after one worker tested positive for the coronavirus, according to the joint venture between Skanska and the Walsh Group that is working on the project.  Construction was immediately halted “on the affected section of the site for disinfection and deep cleaning,” a statement said. “The worker is in self-quarantine, and o...

The outbreak of the coronavirus dominates headlines. Thousands of new people are infected every day around the globe. Facilities, such as hotels, restaurants, hospitals, schools, and offices are ramping up disinfecting and cleaning of high-touch surfaces to curb the spread of infection. The importance of proper carpet maintenance should not be overlooked. Being mindful of the difference between cleaning, disinfecting and sanitizing carpet helps protect visitors and occupants as well as the investment in the carpet. Currently, there is no published research on how long the coronavirus lives on surfaces. The World Health Organization tells us it may persist on surfaces from a few hours to several days. Pay attention to both soft and hard surfaces. That includes carpets. The Truth About Dis...

Governor Andrew Cuomo  Amid the coronavirus pandemic, New York officials have suspended eviction proceedings indefinitely. In a memo, New York’s Chief Administrative Judge Lawrence Malks said that starting Tuesday, eviction proceedings and pending eviction orders will be suspended statewide, until further notice. The judge’s rule will apply to all evictions, including commercial evictions. News of the statewide moratorium follows a judicial ruling on Friday that imposed a ban on evictions in New York City for a week. Though the courts will continue to remain open, effective Monday, March 16 at 5 p.m. all “nonessential functions of the court will be postponed,” Lucian Chalfen, a spokesperson for the New York Office of Court Administration, said in a statement to The Real Deal.  Essentia...

The temporary restraining order issued last month will remain in place until summerNew York Attorney General Letitia James and REBNY president James Whelan  The uncertain future of broker fee payments will be prolonged until at least June. On Friday, the office of New York Attorney General Letitia James requested an extension to respond to the real estate industry’s Article 78 petition until May 1 and the industry agreed to the delay, according to court documents and a statement sent by the Real Estate Board of New York. The parties will now meet in court on June 12. The petition was filed last month in Albany County Supreme Court after the Department of State issued guidance that effectively banned tenants from paying broker fees for an agent hired by the landlord. It marked a reversa...
