I recently had an accepted offer on a home in the Town of Wappinger.  My seller was fortunate he did not have a private well;  you see in the Town of Wappinger if you have a private well and you are selling your home you will need to have a comphrensive water test done.  This is a mandatory test and your municipal report for the closing will not be released without this test. The cost of the well water test will run between $500-$600.  The information on the test, as well as the labs, can be found at the Town of Wappinger website.  Go to download forms then building and look for the well testing forms. So make sure to have the well testing done as soon as possible if you are selling your town of Wappinger home as this could hold up the closings.   04/28/2013

Wappinger NY real estate update and homes for sale  During January 2013 in Wappinger NY  7 homes sold. The price of the home sold ranged from $187,500 - $450,000. The age of the homes ranged from 1957-2006.  Average sale price was $292,571 with average days on the market of 152 days. When compared to January 2012 there were also 7 homes sold with price ranging from $185,000 - $520,000,  The age of the homes then ranged from 1955-2001 and the average sale price was $316,821 and remained on the market for 131 days.
