Here is a report of the current housing statistics for the Greater Binghamton, New York Area for July, 2010: July's residential sales were down 44% compared to June of 2010. Only 105 homes sold in July compared to 246 sold in June. This is most likely due to buyers rushing to close on their loans before the first deadline of June 30th under the HomeBuyer Tax Credit program.However, this number is 10% higher than July of 2009, bringing some optimism to the current housing statistics. 16.2% of the homes sold in July were in the $100,000 to $120,000 price range. This is right on track with the area's median sold price of $115,000 which has climbed steadily every year. I moved to the Westside of Binghamton, NY   About 4 years ago my wife and I decided to move from the hustle and bustle of NYC to a beautiful place in Upstate NY.  I have to be honest and tell you that we did not do a lot of research on the area.  We originally were going to buy student rentals and multi-family houses to help supplement our income to live in the high prices of NYC.  There were two main reasons we were looking to stay in NYC... I have been asked to do an iPhone classI have been asked by the Greater Binghamton Association of REALTORS® to do a class on the iPhone. This is not the first class I have been asked to do.  A couple of months ago I was asked to do a class on “safety”.  I think I was pretty well qualified being a Retired NYC Police Officer.  That actually went pretty well.  I had a lot of interest and a lot of questions.  I was able to give them some information that they never knew was legal in the State of New York.     Our Association has started what we call “Strengthen your Core classes”.  All classes are given by volunteers on different subjects that are requested by our members.  The classes are given in groups of three and each class is 30 minutes with a 15 minute break in between each class.  S...

Is a good Walk Score important to you ?With the fluctuation of gas prices recently I was wondering how important walking to different things was to people who are looking to buy a new home.  I grew up in NYC where walking was a way of life.  If you couldn’t walk to a certain place then there was always public transportation. Living in the Greater Binghamton, NY area things are a lot different.  There is no huge public transportation system and things are a little more spread out.  There are plenty of places up here that you can’t walk to, you need to have a car in order to go grocery shopping.    When we moved here I wasn’t selling real estate.  The one request my wife made to our buyers agent was that the neighborhood had to have sidewalks.  He kinda looked at us like we had 12 heads. ...

I thought I knew where every great Italian restaurant was until I found Frank's Pizzeria and Italian Restaurant which is a hidden gem of the Greater Binghamton Area! My husband, the sweetheart that he is, took me out to dinner on Saturday night to celebrate Mothers Day. His sister had recommended a place called "Frank's" in the tiny hamlet of Maine, NY. Well, it seems like everyone knew about Frank's except us! The place was packed and it was reservations only. Fortunately we had called ahead.      When I think Italian food, I usually think Cortese or Little Venice in Binghamton or Consol's or Oak's Inn in the Little Italy section of Endicott. Look what's going on in Johnson City, New York! It is so encouraging to see so much activity, growth and renewal going on in and around town. While the downtown area has lost a few businesses in recent years, there are pockets of growth and excitement is in the air.  The Carousel on Lester Avenue is getting a face lift including this new roof. The playground has been upgraded recently and a new "water park" is almost done. The new Wal-Mart is nearing completion and a new Visions Credit Union has been open for several months. This exciting First Friday Art Walk event, held rain or shine, is THE place to be every month as we come out, mingle and explore the art world of local artists here in the Southern Tier.      I must confess that I attended the "Gas Symposium" hosted by the Greater Binghamton Chamber of Commerce with a fairly closed mind. After all, isn't the integrity of our water supply more important than all those dollar signs that everyone is so excited about?      At least, that was what I was thinking. I can't say that I am 100% convinced because the danger will always exist that an accident can happen. Private wells have already been contaminated in the highly-publicized event in Dimmock, Pennsylvania. My understanding is that Cabot Oil has not taken full responsibility for the damage done either. Binghamton University Bearcats - Have you been to a Binghamton University Division I Basketball game this year?  To tell you the truth, I have been to most of them.  After all the drama that has been happening, I'd have to say that the fans of this Binghamton Team have been the best part of the year.  We have different players, we have new coaches, and it almost can be a great beginning for a movie.  It already resembles a movie like "We are Marshall" or "Glory Road."  The theme being going against all odds, against what everyone "says", despite what other Binghamton residents said.  They are beginning their conference play 2-2, even though they are pitted last in the polls and certainly popularity.  What I see though, is a team of newbies playing with fury.  Fast paced defense with con...

My Uncle Dennis, Denny (my cousin) and I last Sunday August 16 went Golfing at Endwell Greens in Endwell, NY. I am one never to complain, but I felt that I needed to express my disappointed I had at this course.  It is now been close to a week and at first I thought to myself that I was not even going to write a negative review, but it still eats at me on what happened. Saturday I called Endwell Greens the night before for tee times.  I spoke with a very nice Lady two times on the phone too make sure the price she quoted me over the phone for a Sunday tee time was right at $30.00.  When we arrived at the clubhouse that morning after scheduling the tee times the night before I found out it was $45.00.  I explained to the Ranger in the clubhouse what had happened and very unprofessionally...

Not everyone knows that WR Yelland designed churches and funeral parlours too.Clarksburg Community Church. Located just South of Sacramento California in the Delta town of Clarksburg California, this church is at the heart of the community.  This design is classic Yelland through and through.
