These two terms are one piece of the puzzle to help real estate agents, appraisers, home sellers and buyers alike make sense out of the real estate market. This is a little-known, but effective tool, if used in proper context, to help a home seller or buyer understand the market conditions for the home they wish to sell or buy. The easiest way to define these two terms is with an example: Absorption Rates (AR)- The rate at which homes are selling (ie. absorbed), over a specific time period, typically 12 months.  This is beneficial in determining supply and demand trends for the local market. Months Housing Supply (MHS) - How long it will take, in number of months, for all the current homes for sale to be sold. Every once in a while some truly great community organizations are created and 25 and Alive is one of them! And this year they are celebrating their 10th anniversary!This is a an organization that brings together  the city, schools, churches, local businesses, teens and parents to help the teens and their parents make healthy, positive decisions to get to the age of 25. There is no question that it has been a challenging year in real estate, and 2009 will be plagued with many of the same problems i.e. short sales, foreclosures, financing difficulties , and appraisals that fall short of the purchase price, But homes did sell in 2008 and they will sell in 2009! Sellers must make pricing their home correctly a top priority. In 2008, we saw asking prices vary widely as it was difficult for many sellers to accept the downturn in the market.  The homes that sold were the ones with realistic prices. ON SATURDAY NIGHT I THREW A SURPISE PARTY FOR MY INCREDIBLE HUSBAND LOU!  I have thrown parties for him in the past but the weather is always a worry. I had a party for him on his 40th and we had the worst ice storm I had ever remembered. I had food and drink for about 60 people and only about 30 were able to make it, if that many. I remember that afternoon well as I received call after call with people saying, very apologetically that they could not make it due to the weather.
