"But I had the light!" is probably one of the most common phrases spoken after a car accident.  Green means go for me, red means stop for them.  Before you know it, you're on the phone with your insurance company. Who doesn't remember an adult reminding them to "look both ways before you cross the street"? It seems like common sense so basic we wouldn't even need to teach it.  But it's funny how that lesson, which seems so obvious, s oftne lost in other areas of our lives. Take for instance, the raft of real estate market data you hear every month.  What's new construction look like?  How did sales do last month? What are land prices in Ashtabula County doing?  Is the land leased? To a certain extent, these are just the traffic lights of Real Estate.  You need a trusted Agent to help yo...

In the sales contract, the sellers of your new home agreed to leave the custom blinds, refrigerator, built-in entertainment system and those fine cabinets and workbench in the garage. But when you show up on moving day, all of those amenities are long gone. Moreover, the lock on the back door is broken; there is a huge gouge in the drywall near the front bathroom. Although these circumstances are extreme, they could happen, which is why it is important to have a final inspection of the home you are purchasing before the closing. A pre-closing inspection gives you, one last opportunity to verify that you are getting all that was promised in the sales contract. Although buyers still have legal recourse if they discover-even after closing-that the condition of the home is not as it should...

Remember what first attracted you to your house when you bought it? What excited you about it most? When deciding how best to present your home for sale, it is helpful to try to get back into that buyer's frame of mind. A spruced-up house makes a great first impression on potential buyers. An attractive property grabs their attention and makes them excited about finding a house that looks and feels well cared for. Because buyers believe they'll encounter fewer problems if they buy it, your house becomes more appealing and stands out from the competition. So if you prepare your home correctly, you'll save time selling it when it's on the market. A good first impression makes an impact on a number of levels. It's not just the way your house looks to potential buyers, but how it feels and...

About a week ago I attended avery informative Town Hall meeting for the residents of Ashtabula County, Ohio.  The meeting was regarding the recent electric rate hikes.   After encouraging residents to build ALL ELECTRIC homes by offering a discount which was supposed to last for as long as they owned  the home, it seems that our wonderful electric provider has changed their minds.  Now everyone will pay the same rate regardless of your heating source.  Now I'm not one for giving any one something for nothing, however it was very disturbing to hear just how much Ashtabula residents, especially those in the rural areas have been affected by this.  They've adjusted their thermostats, they've added insulation, installed new windows, and still  are paying more and more for electricity.  In s...
