  Since a young age, as most boys, I have had an infatuation with cars. I don't know what it is, but when a man sees a beautiful car, his eyes light up like a boy at a toy store.  Anyway, Ponca City is currently in its 10th year of holding the DRAGGIN' GRAND event.  It began as a reason for anyone who had an old car, regardless of condition, to get it out of the garage and parade it down Grand Avenue.  As years went by the event grew so large that Grand Avenue was a bumper to bumper parking lot of beautiful show cars and not quite finished Jalopy's.  In recent years, organizers have had to limit the number of vehicles in order to maintain the spirit of the event, as well as the quality.  This year, vehicles can be 1976 vintage or older, with valid insurance and registration of show qual...

Welcome to my April 2008 Ponca City Real Estate Market Report.The information below is collected from the North Central Board of REALTORS MLS>Market data for April made a BIG CHANGE for Ponca City.  The number of Active lisitings rose from 60 in March to 94 in April.  The average list price is $122,585 with an average Days on Market of 98 days.  This increase in listings is normal for mid-Spring and with a shortage in previous months should improve sales for May.Closings slowed slightly in April to 22 sales. The average sale price was $114,000 with an average Days On Market of 116.  Total sales lowered this month to 2.5 million.The overall analysis is that the Ponca City market is opposite of the National trend and one should avoid associating the national media articles...

This is Steve Hermann's March Market Report for the Ponca City Area, including the Ponca City limits and east of Ponca City, as well as Osage County with Ponca City Addresses.  The statistics are collected from the North Central Board of REALTORS MLS.Properties must have been moving in February and March!  There were only 60 Active listings in the immediate Ponca City Area for March.  The Average List Price was $130,000 with an average days on market of 135 days.  The Lowest list price was $28,000 and the Highest List Price was $575,000.On the MLS, 30 properties closed in the month of March.  The Average sale price was $108,000 with an average Days On Market of 104.  The lowest sale price was $19,000 with 0 days on market and the Highest sale price was $342,500 with 264...

These statistics were taken from the North Central Board of REALTORS MLS for the month of February.At the end of the month there were 87 Active listings with Ponca City addresses.  The average List price was $122,935 and the average Days on Market was 99.There were 23 homes SOLD in February.  The average price was $138,995 and the average days on market was 97.The general analysis is home sales increased almost two-fold from January.  The absorbtion rate is 3.8.  Which means that at the rate homes sold in February we would eliminate the inventory in 3.8 months.  This is a low rate and indicates a sellers market.  The supply of homes does not meet the demand of buyers.  This also causes prices to increase. It's a great time to list your home on the market.  For more information regarding...

    AND  As in the name itself the "taste" stands for FOOD!  Vendors from around the Ponca City area volunteer there tasty morsels for this Poncan Theatre fundraising event.  The evening starts at the Hutchins Memorial around 6:00pm where guests may carouse the vendors and their tasty treats. Sampling from booth to booth and washing them down with a pop, beer, or glass of wine.   This is a great social event, as well as a fundraiser.  Community supporters enjoy the camaraderie and experience the genuine feeling of giving to our local Historic Community Theatre.After an early evening of chatter and cuisine, its on to the Poncan Theatre for the "Tasteless".       On a cool Saturday morning in November, I set off with my 2 year-old son and my 6 year-old daughter for a fun-filled day with Dad; the Ponca City Aviation Booster Club Fly-in Breakfast & an Estate Auction.I know what your thinkin'.  "Oh Boy, is he a glutton for punishment".  But I'll never forget the looks in their eyes when we pulled up and saw all of those planes and the pure excitement in their step as they began, immediately, to run, and jump, and scream, "look at the planes, the planes, the planes!".  Well, even if you don't have children, it is quite a site to see.On that day, we quickly walked from antique Cessna, to homebuilt, to unique old war-birds because they just couldn't miss one before it flew off into the sky.  I estimate about 40-50 planes, but I've heard when its...

This is the monthly market report by your Ponca City Real Estate Expert, Steve Hermann.  Statistics are taken from the North Central Board of REALTORS MLS, for the Homes in the Ponca City Limits as well as East Kay County, & South Osage County.  Comparing only the month of October, the number of homes sold decreased from 29 in 2006 to 25 in 2007.  The Average List price of homes sold increased from $102,621 in 2006 to $105,272 in 2007.  The Average Sales price has risen from $98,365 in 2006 to $99,920 in 2007.  And Finally the Average List to Sale ratio has decreased from %95.85 in 2006 to %94.92 in 2007.A general analysis in comparing only the month of October from 2006 to 2007:1.   Number of homes sold is down!2.   List Price is up!3.   Sale Price is up!4.   List to Sale ratio is down...

The national media would have North Central Oklahomans believe that the real estate market is about to crash. "Foreclosures are up!", "Prices are down!".  Don't believe it!  History has shown that in the Ponca City area, real estate appreciates about 2% - 4% every year.  At this modest rate, how can the market crash?  In fact, the number of transactions in 2007 are very close to the number of transactions 2006. In addition, the average price of a home sold in North Central Oklahoma is on the rise.  The national media is generally referring to those states, or regions, where they experienced a rapid appreciation rate of 10%, 15%, and sometimes 25% per year.  Not North Central Oklahoma.  Tune out the hype!  Ponca City Real Estate is doing Great!
