VERMICULITE INSULATION What Is It?If you haven't seen vermiculite insulation in an attic, you may have seen it in potting soil. Vermiculite is a naturally occurring mineral which when heated rapidly to high temperatures, expands into low density, accordion-like, golden brown strands. In fact, its worm-like shape is what gives vermiculite its name. The worms are broken into rectangular chunks about the size of the eraser on the end of a pencil. In addition to being light, vermiculite chunks are also absorbent and fire retardant. These characteristics make it great as an additive, for example to potting soil. It also makes a good insulating material. Where Was It Used?Sold under various brand names such as "Zonolite" the insulation came in big bags. Thousands of contractors and homeowners...

Mobile homes are usually mounted on grade-level wooden or concrete blocks, with the trailer wheels removed. They are typically skirted with vinyl or aluminum siding, or painted plywood sheathing. Mobile homes are sometimes installed on concrete block foundations, and it can be difficult to determine whether the foundations are mounted below the frost level, because the crawl spaces are normally back-filled to grade level. We've seen the odd mobile installed on a full-depth, finished basement. From an occupancy point point of view, there is essentially little to separate such installations from many other manufactured homes. Mortgage lenders and insurance companies generally request storm tie-downs for mobiles homes in most areas, unless they are bolted to foundations at least 5 feet dee...

Let's take a moment to consider the merits of WETT Inspections - and highlight an easier approach Sellers can take when it comes to wood stoves and fireplaces.“WETT Inspection” refers to the inspection of any wood-burning system in a home. A WETT (Wood Energy Technology Transfer) certified professional assesses the system to determine whether it meets minimum requirements established by the applicable Code. HOME INSPECTIONS: “A kettle of fish”Anything beyond a Level 1 visual inspection is outside the Scope and Limitations of a Buyer’s home inspection - even if the home inspector is WETT certified. During a Buyer’s inspection, we are not in a position to disassemble or disrupt the Seller’s property. This limitation sometimes results in the Seller being asked after the home inspection, to...

If there had been a pre-list inspection, he'd still have them in a row. Don't let vermiculite, or anything else turn your ducks around. The overall condition of a property didn't always have such a big impact upon a deal however in recent years, especially in major centres across Canada today Realtors are working more closely with home owners, to sell homes quickly while maintaining higher sales prices. The single most effective method applied is Realtors encouraging sellers to get a home inspection before they list their homes for sale.A pre-listing home inspection—one that is paid for by the seller or in some instances by the seller's agent before a house is put on the market—plays a large part in a buyer's decision to buy. It signals openness about the shape of the house and omits the...

What Realtors need to know about Retrofit Section 9.In addition to granny, a granny flat can contain some dire pitfalls for a new owner and anyone involved in the sale of such a unit. It’s one more thing for real estate professionals to be concerned about, because the consequences of having an apartment declared illegal or closed down can be disastrous to the purchaser, who may seek compensation from Realtors, home inspectors or anyone who didn’t issue all the appropriate warnings.Any separate unit with its own cooking, eating, sleeping, and sanitary facilities in a detached or semi-detached house or a rowhouse is classified as an "accessory dwelling unit." It doesn’t matter whether it’s a basement apartment for rent or a unit to accommodate a family member or a nanny.Over the past two ...

Many buyers are unaware of what to expect from an inspection or what to do with the results. To separate fact from fiction, here are five major misconceptions about home inspections:Myth 1:  All home inspectors and inspections are pretty much the same. The Truth:  Only three provinces – BC, Alberta and Saskatchewan currently license home inspectors and even those three don’t require much training. There are variations in the quality of service you will get from each inspector and a license does not ensure a professional inspection. Comparing home inspectors can be difficult and you need to perform your own due diligence to protect your interests! Myth 2:  Inspectors will find everything wrong with a propertyThe Truth:  Home inspectors look for costly issues with major home components inc...

Pre-inspection: A seller who pays for a home inspection will be further ahead than one who has to renegotiate. You might even sell your house more quickly... and for more money! Why? If all parties know the condition of the home prior to the offer, there is no need for renegotiation. As we all know, renegotiation is very difficult. The sellers have already mentally sold the house; the purchasers are suffering buyers' remorse. Egos, pride and frustration can muddy the already emotional waters. An inspection at the time of listing can help a Realtor deal with a seller who has unrealistic expectations. A professional inspection report is good ammunition for explaining why you can't ask top bucks for a house which is not in top condition.Visit my home inspection website at www.electrospec.ca

Stefan Swanepoel's new book, Surviving Your Serengeti is going to be one of those "must read" books for people who are looking to survive in the ever-changing business world today. Real estate professionals will be particularly interested in it, as Stefan is well known in this industry as a pretty sharp fellow. Thousands of Industry Leaders and Realtors® rely on the Swanepoel TRENDS Report every year to guide their decisions in this business. This book paralells the survival challenges that animals on the Serengeti face with many of the challenges that business people face. Each animal has unique skills that help it survive, and we can learn a lot from them. I previewed the first two chapters and took the online What Animal Am I quiz, and now I'm blogging about it as as per the Active ...
