I recently sold a HUD home which was falling in to disrepair and giving the neighbrhood a depressing look. There were areas of unfinished exterior paint, boarded up windows, trash in the yard. HUD listed the home and began to clean up the property. They priced it correctly, making it marketable in as-is condition. My buyer was able to begin repairs with the money they saved on the purchase price. Fast forward 3 months and the house is starting to look great. A new roof was the first repair. The inside was gutted and all outdated appliances to be replaced. A simple method is used to determine the value of rental income property for both types of buyer, investor buyer or primary residence buyer, the "10X Gross Multiplier." A Comparable Market Analysis (CMA) is also used to evaluate the property and to find the average sold price per square foot.  The above property has been a successful rental, so a multiplier of 10X gross yearly rent will help determine current value. This photo was shot at the Toledo boat launch, located a short drive from the restaurants on historic Main Street.  Boaters in the know will come here and have breakfast, then launch here, rather than line up behind dozens of other boaters at the South Beach launch in Newport at the mouth of the beautiful Yaquina Bay. Toledo, Oregon is located about 7 miles inland from Newport Oregon. It is a popular place to live for many who work in Newport but want a warmer inland climate during the summer when the fog and wind roll in at the beach. Toledo is great for those who wish to grow vegetables or flowers and like a rural atmostphere that is minutes from the Oregon Coast. Anglers from all over are headed to the Central Oregon Coast this time of year to enjoy the fall Salmon fishing season. One of the most popular places to go is Yaquina Bay in Newport Oregon. On any given weekday in the fall, there are boats lined up at the ramp, ready to try their luck on the 12 mile inlet that leads to Toledo, OR, and Elk City, Oregon.   The weather in the late summer and early fall can be exceptional! Here's my tip: Instead of loading your boat at the crowded Newport boat ramp, head 7 miles inland off of Hwy. 20, to Business Hwy. 20 which leads to Historic Downtown Toledo.  Toledo Oregon is only a 9 minute drive inland from US Hwy. 101.
