Here is the real, current data for real estate in Polk County Oregon. The number and units and the median sales price rose dramatically in April for Polk County.  The median sales price for April was $315,000, up from just $220,000 in March.  Sellers saw 96.92% of their asking price. The median days on market for the 15 homes sold was 209 days. At the time of this post, there are currently 65 homes for sale and pending under contract in Polk County on acreage, with median asking price of $429,900. Tomorrow morning I have the privilege of attending closing with a wonderful seller!  She made the unfortunate choice of listing with another broker, promising to sell it for more than it is worth earlier this year.  After being on the market for several months with no offers, her listing contract expired.   She received one of my post cards in the mail, and called me to sell her Dallas Oregon country home.  We met at the property this fall, discussed the best marketing strategy, signed the listing contract and put it on the market.  We got her 2 offers!  And tomorrow, one of them is closing.  This is the view from the front deck.  If you would like to get your acreage real estate sold, tell me about your Oregon country home.

Polk County Oregon Acreage Real Estate Stats for November 2011   Fall is proving to be the best time for selling your acreage home in Polk County.  This includes areas like Dallas, Monmouth and Indpendence. In September, 10 properties closed in escrow, the highest number of properties sold in a month year to date.  October came in with 7.  Most of the year saw an average of 5 per month.  The average market time was just 151 days, comprable to other county market data this time of year. Sellers negotiated to see the closing table though, the average sold price in October was $210,000, or just 83% of the asking price.  Compare that to 97% in August, or 92% in September. Polk County Oregon Acreage Stats June 2011 Sellers of acreage real estate in Polk County Oregon saw a dramatic increase in the sales price in June this year over last, $317,111 vs. $205,652 respectively.  But, it didn't come easy, it took on average 65% longer to get to the closing table than last year.  Read more about the Polk County Acreage real estate market.

Acreage Real Estate Market Review for Polk County Oregon May 2011 The number of homes on acreage sold continued to decline in May of 2011, in fact just 3.  Only 5 sold in May of 2010.  However, the homes that did sell, sold for slightly more than the average $365,000 in May of 2010, at $367,166 this May.  In fact, those homes were such good deal they even sold faster over the previous year, at 208 days on market vs. 232 days.

Acreage Real Estate Market Review for Polk County Oregon Country homes in Polk County of Oregon sold for more money this April vs. April of 2010, at an average sales price of $286,883.  That is a 20% increase over homes sold in April of 2010.  These homes did take much longer to sell though, an average of almost 11 months, 329 days.  Back in April of 2010, the 5 acreage homes sold took just 116 days.
