A basic home owner's policy protects you in 2 ways: 1. It insures you against loss or damage to the property itself. 2. It also protects against liabilty. There are many ways you can add or amend basic policies. Most insurers offer varying deductible rates, which can effect your annual premium. The following qustions will help you sort through certain options: 1. How much coverage do you need? You do not need coverage for the entire purchase price of your home. You would normally deduct the price of the land. 2. Replacement cost vs. actual value? Actual cash value may not be enough due to rising construction costs. Most buyers choose "replacement cost", which is a little more expensive, but will pay for rebuilding you home, no no matter the cost. 3. What are the "named" and "unnamed" pe...

More families and individuals may be eligible to become homeowners with the help of a USDA guaranteed home loan. The federal government agrees to "guarantee" a loan, therefore lending institutions can help buyers while incurring less risk.  Through this program, low and moderate-income people can qualify for mortgages even without a down payment. TO BE ELIGIBLE: 1. Applicants must have adequate and dependable income. 2. Be a U.S. Citizen, qualified alien, or be legally admitted to the USA for permanent residence. 3. Have an adjusted annual household income that does not exceed the moderate income limit established for that area.  4. Applicants may be eligible to make adjustments to gross income, such as annual child care expenses and $480 per child, in order to qualify. 5. Have a suitab...

If you're renting and have a stable job with some savings, and a credit score in the high 600 range, you can likely qualify for FHA or conventional financing at historically low rates. The key question you need to consider is,of course, why are you still renting? Think about it........ If your reason is fear, then it may be time to let go of that fear and focus on the facts of homeownership. Here is one example: I can't afford to buy my dream home. The best way to get closer to buying your dream home is to buy your first home. TRUE OR FALSE? When you're looking for a real estate professional to help you, know that above all else good agents put their clients first. Put The PammerKerkering Team in your corner!! We will educate you about your market. We will analyze your wants and needs a...

Existing home sales have been increasing steadily. Also on the rise are home prices, an all-important indicator of stability. In today's "beat up" market, rising home prices translate to a more balanced supply and demand picture. Be the one to sell your current home to a first-time buyer and continue to capitalize on historically high affordability conditions. The housing "inventory" is also steadily getting smaller which will also translate to a more balanced supply and demand picture. We are still well below mortgage rates averaging 6.52% one year ago. As an existing home owner, it is to your advantage to "trade up" and net increased appreciation and value in your new property.

Just a quick blog to wish everyone a safe and happy Thanksgiving!! I also wanted to leave you with a funny blurb I found on CRACKED.Com. I got a ton of responses on my best and worst haloween candy blog that I wanted to do something similar for Thanksgiving. I didnt find a good chart, but I did find something unexpected in the "Bad For You" Section of the article. Enjoy!!!   FAMILY AWKWARDNESS Not so much a food as a Thanksgiving staple, family awkwardness is quite possibly the most enduring tradition of the holiday. When Abraham Lincoln made Thanksgiving a national holiday, he said, "On this Thanksgiving day, we proclaim that you must talk to your relatives and pretend to enjoy it." So whether it's trying to avoid broaching the topic of the recent elections, listening to your uncle tal...

I have met and worked with many good, honest, knowledgeable and professional mortgage brokers. I appreciate the service they provide to the public as well as other professionals in the real estate industry. Of course every profession has it's share of bad apples. Most mortgage brokers, Realtors, appraisers, loan officers, doctors, lawyers, plumbers, electricians, painters, carpenters, pharmacists, writers, etc. are good ethical people, but there are always a few in each group that are not so good.    This post is about a mortgage company that I consider to be one of the bad ones.    I am a Real Estate appraiser in St. Petersburg, Florida and was contacted by Precision Plus Financial Services, which is located at 3801 Germantown Pike in Collegeville PA, to do an appraisal of a home in...

Perkiomen Woods is a townhouse development of close to 500 homes that features a newly redesigned pool and clubhouse as well as tennis courts and fitness center.  One the best benefits besides the fact that it is an outstanding community is the fact that the Perkiomen Trail passes directly through the development making a bike ride to Philadelphia or a walk to Lower Providence Park a convenient possibility.  There are numerous styles of homes in the development with some being built in the late 70's to late 90's.  The development has plenty to offer including close proximity to major roads and tons of new shopping like the soon to open Providence Town Center at the intersection of Rts 422 & 29 as well as a new shopping center with a "Super" Wawa & Malvern School right around the corner ...

There are 4 COMMON strategies that most sellers use to price their homes. It it not wise to assume that a higher asking price will net you a higher selling price. In fact, the opposite usually winds up happening. Especially if you are not listening to what the market is telling you to do. Keep these 4 choices in mind when discussing and setting your asking price. 1. Clearly Overpriced Every seller wants to make the most money possible for their home, and believe me when I say that agents know this. If there is more than one agent competing for your listing, the easiest way for him or her to win that battle is by telling you they believe they can sell your home for more than they actually can. This happens way too often with homes that are priced 10 to 20 percent over their true market v...
