Mid Appalachian Quilters RetreatThis is one of the most fun retreats I go on every year.  There are guest speakers, show and tell from past years, block lotteries, and of course classes.  Couples are also welcome but both need to register for classes, but I'm sure there are even classes that he would enjoy like the dying class!!There is still lots of time to register for classes, you can learn to dye fabric, learn a new technique, there are hand and machine projects or just take a studio class to help you finish a project that might have you stumped.  MAQ retreat is held at Gettysburg College July 14 - 16, 2023.  You can stay on campus and eat in the cafeteria or if you would rather you can stay in a local hotel and take your meals on campus.  Classes are filling up so register soon!!

The USDA Mortgage Program, also know as a Rural Development Loan, allows home buyers to purchase a property without a down payment requirement.  What surprises home buyers is that this program is also available in many suburbs of larger cities and in towns with sizeable populations such as Gettysburg, Pennsylvania.  The Gettysburg area is home to close to 10,000 residents and is very rich in history, as it was the site of perhaps the most well known and significant battle of the Civil War in early July of 1863.  According to the USDA Eligibilty Maps, all of Gettysburg is zoned as eligible for the USDA Loan Program.   You May Not Need Money At Closing    Buying a home with the USDA Loan Program often allows home buyers to need no money at all for closing.    Unlike most mortgage programs...

Gettysburg Battlefield ToursLast year around this time I was fortunate to get a Gettysburg Battlefield Tour from a cousin-in-law. We drove around for a while and he described what each area and monument was in place to remember. From the top of Little Round Top you can look over most of the fields of battle and see great distances. The picture below is of a sight that made us all giggle a little. You can actually tour the area on a Segway. Here we were listening to the history of the assault on Little Round Top, and here is this trail of Segways rolling through the area reminding us how different the world was during the battle. The history of war and the United States has a central point of study in the town and surrounding area of Gettysburg. Although my cousins sold their historic home...

This is my favorite time of year in my Real Estate Business.  I have realized over the past few years that even though everything seems to slow down in December, as of January 2nd my phone is usually ringing off the hook. (not literally) but a huge improvement over the months prior.  It seems like every possible home buyer makes it thier New Year's Resolution to purchase a home in the coming year. I believe that people go out and celebrate the holidays at all of their families and friends homes and wish they also had a home to entertain at during the holidays. Think about it after going from home to home this Christmas, how many of you came home and said maybe I can have Christmas at my home new Year? I hope I get many calls this year for people looking to move to New Oxford, PA or any ...

Scott and his crew at Scott & Co. Jewelers are more than welcoming when you walk into their beautiful corner store on the New Oxford Cirle.  Such a wonderful ambience and warm feeling overwhelms you as you enter this lavish jewelery store of gorgeous, unique, exuisite jewels.  My husband bought my engagement ring from Scott several years ago and they still service the diamond and make sure my ring stays clean and my diamond stays secure.  They have the most amazing array of engagement rings, Pandora charms,  mens and womans jewelery with a staff that is so helpful and caring to your needs.  This place is worth you coming out to New Oxford Cirle and checking out their inventory.  Perfect for all you men looking for a fantastic Christmas gift for your loved one!

This weekend I decided I had to take advantage of the gorgeous weather, walk around and explore my town of New Oxford, Pa.  I stumbled upon a cool looking shop right in the circle.  I looked into the store front window and was immediately intrigued.  Terry, the owner, was so sweet and charming.  She told me that all of her products are from Pennsylvania artist.  From oil painting, to blown glass bowls, pottery, and my favorite "wash your mouth out " soap.  I was thrilled with all of the fantasic gift ideas, Christmas, lovely birthday presents, and being a Realtor, great house warming gifts that any of my clients would love in thier new homes.  This place is definitly worth a visit to New Oxford.  Come support local artists  and small town businesses!  I'd love to see you around my town!

Last week for my birthday my husband took me to downtown Baltimore to have dinner with some of our oldest and dearest friends.  We decided to make a trip of it and at the last minute booked a room at the Sheraton Baltimore City Center.  Upon arrival I informed Santia at the front desk that it was my birthday.  She immediately upgrade our room to a lovely corner suite with 24 hour access to the lounge on the the upper floor.  The lounge included free internet and access, snacks, drinks, and breakfast.  The view was amazing!  When we got back from dinner Santia also put a bottle of Champagne in our room with a personal birthday card.  It was awesome, the Sheraton made my birthday wonderful and I would recommend this hotel to anyone!  The entire staff was great.

About 2 weeks ago I was referred to a person that wants to list their 2008 new home to move south to Miami.  My short sale nerve was struck immediately but I hoped and prayed that maybe just maybe they put a boat load of money down on the house.  It turns out, they didn't. I'm a 2-stepper, so always preview the house before coming to any conclusion on listing price.  Let's face it, any agent that is in the market frequently could price a house blind without using comps but It's more intelligent to have the proof so that when the appraisal gets cut you can prove your value.  I explained to them my process and also that the tax card was blank so I had no idea what I was even going to see.  I took some notes and some pictures and returned home to evaluate the property.  I found 6-7 qualify...

This was a bad start to the week. This has nothing to do with Real Estate  but it does make one stop and think. These young kids piled into the car full of life. Went 2 miles down the road and  swerved into the path of an oncoming truck in the other lane.  All 5 where killed . So very sad. I can not imagine the pain the family's face. I do not know these young kids but my heart is very heavy and sad, My heart breaks for the family's of these Young kids. My heart breaks for the driver of the truck . My heart breaks for the friends and Teachers of these young kids. Please I urge everyone that reads this. Take a few minutes to tell your kids you love them. Hug them  every morning and night. Take a few minutes to call a old friend and catch up. Check in on some neighbors and make sure they ...

Looking to buy a home in Adams County, Pennsylvania?  You might want to make a quick check to see if you and the property are eligible for a USDA Mortgage, also known as a USDA Rural Development Loan.  Here's Why...  USDA home loans offer a few benefits that other mortgage programs cannot match: including no down payment and financed closing cost. If the home appraisal allows, the closing costs can also be wrapped into the mortgage resulting in no money needed at the closing table. USDA is the only mortgage program that allows for all closing costs to be financed into the loan amount on a home purchase.  Interest rates for USDA mortgages are comparable and often lower than the low fixed rates of Conventional, FHA and VA financing. The USDA Mortgage program does have restrictions when it...
