The Spring Market is Heating Up in Riverside, RI 02915   Spring begins tomorrow and the Spring market is heating up in Riverside, RI. Even though there is still talk of more of that horribly dreaded "white stuff" coming next week. Just last week I noticed for sale signs popping up like daffodil's. This was a especially cold, snowy winter for Rhode Island. There was slim pickin's for buyers looking between November and February, but that's all changing. January 2014 Housing Market For Riverside, Rhode Island 02915     Happy New Year! 2013 was a great year for the Riverside Rhode Island housing market. Let's see where we are at the beginning of 2014. East Providence 02914- central East Providence has 61 active listings with a median price of $181,300. Median days on the market has dropped to 49. Low to No Inventory in Riverside, Rumford & East Providence, RI       Low to no inventory in Riverside, Rumford & East Providence, RI. While working with sellers in my area I've educated them in the way of the Spring 2013 market. We've seen short sales and foreclosures largely decline, and sellers are S L O W L E Y coming back into the market. Homes that are priced correctly for the market are receiving multiple offers. What happened to the Spring real estate market in Riverside, RI?    What happened to the Spring real estate market in Riverside, RI? It hasn't shown up yet. Last year at this time there were For Sale signs popping up like daffodils all over my neighborhood. Every time I drove around Riverside new signs were appearing weekly.  Now I know last years winter wasn't really a winter at all. We had balmy weather into January. The market was sluggish to say the least last year, but houses were going up for sale in February & March. This year 2013 not so much. The list prices increased by 2.4% from the previous month. The price per square foot for listings in this area is $127. The median sale price in December for single family homes is $149,000. LOW INVENTORY OF HOMES FOR SALE IN THE WADDINGTON SCHOOL NEIGHBORHOOD OF RIVERSIDE, RI 02915   Currently, there are only 13 houses for sale in the A.M. Waddington School district of Riverside, RI.  As a local resident and local Realtor I have seen our inventory shrink over the 3 months.   I have watched the For Sale By Owner homes almost vanish from the market in my area of Riverside, RI.  I am struggling with trying to find suitable housing for clients who want to live in this area. It's that time of year again, parents.  The kids go back to school and the homework begins.  I know you probably feel like I do that the summer flew by!   I thought I would compile some information you may find helpful when sending the kiddie's off to school this year.   First things first, here's the full year calendar for the 2012 -2013 school year. Riverside, Rumford & East Providence...what's the difference?  Well, as someone who's been a life long Rhode Islander I can tell you each village has it's own personality.   Riverside is the southern most village in East Providence.  Riverside's neighbor to the southeast is Barrington and Narragansett Bay is along our western coastline.  Riverside has beach access and converted summer cabins as part of it's landscape.  We have the Loof Carosel from the heyday of Crescent Park not to mention Blount's Clam Shack for great seafood by the water in Rose Larisa Park.  We also have the East Bay Bike Path with goes along by the water into Barrington and Haines Park.  In the summer there is a farmers market every Wednesday from 2-6 at the marina side of Haines Park.
