In 2008 there were 446 properties sold at an average price of $279,200. The average sold DOM was 100. In 2009 there were 435 properties sold at an average price of $235,100. The average sold DOM was 114. Based on the above statistics the average sold property price in 2009 was down 16% from 2008. The number of properties sold in 2009 was down 2% from the number sold in 2008. The average sold DOM in 2009 has increased by 14% as compared to 2008.     James Island Weekly Real Estate News: Big surge for James Island Real Estate November marked the arrival of better days with a new sense of surging among buyers. Purchasers were motivated to close on homes so that they could take advantage of the $8000 federal tax credit. The Trident Association of Realtors said home closings increased flow to 80% last month to 783. This is nearly double the number for 2008. James Island Weekly Real Estate News: Home sales decline, but... As the prime spring home-buying season came to a close, Charleston's real estate market began to show some encouraging signs. Homes sold throughout the region totaled 732 in June, a 12% drop from the same month last year. James Island Real Estate buyers were just about dead even with the region's numbers. For the entire spring season, sales were off roughly 20% over 2008, or more than 40% compared to 2007. James Island Weekly Real Estate News: Existing Home Sales Rise Sales of previously occupied homes rose modestly from April to May, but signs of recovery are fragile at best. James Island Real Estate sales show the same modest boost that the national numbers reflect. The National Association of Realtors said that home sales rose 2.4%, missing analyst expectations and sending the stock market lower. The key statement coming from this news came from Paul Dales, US economist with Capital Economics who wrote, "While activity has stabilized, a meaningful recovery has yet to begin." James Island Real Estate News: Homes Sales Dip Again New data from the Charleston Trident Association of Realtors show that 518 homes sold last month, a 26% decline over April 2008 and 50 fewer than the total from March. It is unclear what this drop means for the local residential housing market, especially the James Island Real Estate Market. April is historically a busy month for homes sales and the drop comes at a time when interest rates are near an all time low and the federal government is tempting first time buyers with an $8,000 tax credit.     Folly Beach Real Estate News: Zoning and Vacation Rentals Dominate Folly Beach Council Meeting The Folly Beach Council conducted its monthly workshop on April 14th addressing the new zoning recommendation from the City Planning Commission. Folly Beach real estate will surely be affected by any zoning changes and/or adjustments. Vacation Rentals and overlay districts were also big topics, but legislation concerning vacation rentals was absent from the new codes.
