June 1st is known as the official beginning of Hurricane season. If you are superstitious, then, you know, we don't say the "h" word around here. The meteorologists are telling us that their data shows an active Hurricane season again for this year.  We realize that there is no perfect place in this country, and no perfect weather, all the time, but we think Pawleys Island is close to perfect!  South Carolina's irresistibly inviting shoreline draws thousands of summertime visitors looking to tickle their toes in our warm, soft sand. None make more of a splash than the lovable LOGGERHEAD sea turtle. Weighing in at about 250 pounds, these impressive sea dwellers- the largest of all hard-shelled turtles-have become the darlings of eco-minded beach-goers from Florida up to North Carolina.  Each year between May and August, female loggerheads leave their ocean home to nest on our coast. They dig a large hole in the dry area of the beach near the sand dunes, deposit an average of 117 eggs then cover up the next to protect it from predators, before returning back into the ocean.Litchfield Beach and Huntington State Park just had their first nests just a couple of days ago!! I'm sure all of you have heard the term "MULTIPLE OFFERS"!! The last couple of years have been non-stop. There is a difference with the offers received when we represent a Seller.  There are certain things we advise our sellers to pay attention to that being, pre-approval (not just pre-qualified); down payment monies, earnest money amount; and contingencies. It's not just about the offer price. When buyers call their lender seeking information about financing, one of the very first things to happen is that they become pre-qualified. That gives them a good idea of what they can afford, or more accurately, what loan amount they qualify for. However, you should take it one step further and ask to be pre-approved.
