Johnson City, TN Real Estate News

I've said it before and I'll say it again, "Why would you want to negotiate such a huge, complicated and expensive transaction on your own, when using a buyer's agent to represent you costs you nothing?". Okay, so I haven't said it this exact same way before but please don't buy a house directly from the seller, builder or listing agent unless, of course, you were a Realtor in another life. There are just too many ways in which THEY are looking out for THEIR own or their client's interests, and not yours. A buyer's agent is always looking out for you, first and foremost, and putting your interests ahead of theirs. Sure, you may think you've gotten a better deal by cutting someone out of the transaction, but have you? Maybe the builder says he'll reduce his price by $10,000 (equal to the...

More Northeast Tennessee beauty here.  Rock Creek Falls State park.  Camping, hiking, even a pond to swim in during summer time.  A wonderful place for families to visit.  There are several trails, we took the trail named after the park.  Rock Creek Falls trail.  Lots of creek crossings and based on the fact there is no picture of me in the creek...he made the right decision! It was a great spring day for hiking, not too hot, not too cold.  Just a lot of high creeks!

A cloud crested sky, a low lying valley and a quiet country farm.  All part of the beauty we share with the world.

Ah, spring. I live in the South, Northeast Tennessee to be exact. I haven’t lived here all that long but to me spring in the South means: Annuals (flowers) springing up everywhere from thawing ground: yellow daffodils, purple crocuses, red tulips. How awesome is it that you plant some bulbs in the fall and in the spring they erupt, right on time? Dogwoods in full bloom; beautiful, white, like a white fur coat Leaf buds on trees that soon become shade for my children Brilliant red Cardinals flitting around. Have you ever seen a beautiful red Cardinal against a snowy spring background? Yes, I know that the Cardinal is the state bird of Virginia. More time in the evening to get things done: chores, gardening, relaxing in a rocking chair on the porch with a sweet tea in hand More cookouts...

My brothers thought I had lost my mind.  How dare I send my child to a year round school!?  Well, it was the best 6 years of school Rachel has had to date. Year round schools are terrific.  They are not as bad as they sound.  School starts in mid-July. ( In this area of the country) and goes for 9 weeks where the children then get a 3 week fall break. First off, what a great time to vacation, better then that is the fact that children NEED a break.  I think sometimes adults feel we are the only ones that stress and need down time. Not so, when the kids come back from this break, they are refreshed and ready to commence school work.  And they don't need a week to get back into it, they are ready.  They also have a week Thanksgiving break, extended Christmas/holiday break and 3 week sprin...

I had never heard of VRBO (Vacation Rental By Owner) until prominent attorney and nationally renowned speaker and published author, Oliver Frascona, came to Johnson City-Kingsport-Bristol TN in May, 2008, to teach an agency seminar for the Northeast TN Association of Realtors (NETAR). Along with his many other tips for Realtors regarding representing buyers and sellers as clients, he mentioned a site that he used in the past  to locate vacation rentals listed and rented by owners.  What was an ‘aside' turned into a marvelous tip for Owners and potential lessees who had never used VRBO. com I immediately found many Vacation Rentals by Owner in several states and locations where we vacation routinely.  We had an excellent experience with the owners of the home we rented, saved money as th...

Everyone is offering a solution for our economy, but this is not the first time no one listened to what we should have done to prevent this catastrophe. What has really changed since the "great depression," or even, since our country was founded?  The answer is, "A lot has changed : some for better, but some for worse, it seems."  But there is one question that has been making the rounds on the web recently, which can be answered very easily with 2 words...    What have we learned in the last 2064 years when Cicero said, "The budget should be balanced, the Treasury should be refilled, public debt should be reduced, the arrogance of officialdom should be tempered and controlled, and the assistance to foreign lands should be curtailed lest Rome become bankrupt. People must again learn to ...

I'm trying to get more attention in my favorite neighborhoods, advertise my listings there, and be economical at the same time.    One strategy is having several  domain names that link to  pages on my main site, www.TNTriCitiesHomes.com .   A sample is below, from www.Roundtree-JohnsonCity-TN.com .   Much of the information at the neighborhood site is linked to parts of the main site, so there's not a lot of maintenance and certainly not a lot of expense.     I've tried to add enough information other than real estate to keep the neighbors coming back, and of course the sellers tell their friends because their homes are featured.   ROUNDTREE - JOHNSON CITY TN  Please bookmark www.Roundtree-JohnsonCity-TN.com , a new site under development.     I would appreciate the community's help ma...

After a family spent their first day here recently, the husband burst into song, laughing,"There's absolutely notA more congenial spotFor happily ever afteringThan here in  - Johnson City."    Camelot it's not, but it is a very special place. Here are some of the things that are making Johnson City and Northeast Tennessee continue to grow and thrive in spite of the economy.   With about 58,000 people in Johnson City, there's a lot of new building going on, including the new Franklin Woods Hospital, several new medical office buildings and Hanover Place, a new shopping center.    I keep a summary of the new developments on www.TNTriCitiesHomes.com, and there are links to more information about all these aspects of life in "Camelot, TN".    Pace of life - Everything is so convenient here ...

I did a blog yesterday on the hiking at Laurel Falls.  This is a follow up.  The beauty of the area is just unbelievable. I thought this picture was especially nice.  It captures the essence of the moment.  This is taken on the lower part of the falls.  It is cold enough that the ice is still in the creeks and warm enough to hike in t-shirts. Doesn't get any better then this.

Jonesborough, Tennessee, the oldest town in Tennessee has bragging rights on their storytelling as well. October is the month where the whole town and surrounding communities  come alive with the excitment and festivities of storytellers and their active audiences from around the world.  They all come to Jonesborough.  It has tents set up all over town, restaurants and shop keepers participate as well.  It's a joyfull atmosphere.  Great for families, children, adults, anyones with an imagination or just looking for a wonderful way to spend their day/evening.  The last one our family went to, we parked ourselves in the ghost story tent.  It was perfect!  We have memories from that evening to last us into old age.  Make your reservations early...the town fills up! Jonesborough is the home ...

At great place to visit while discovering Northeast Tennessee has stories that date back 5 million years.  The Miocene Period was a time when the Appalachian region was the home to rhinos, saber-toothed cats, short faced bears and tapirs.   It is a place to bring the family and learn while having fun.  Some of what you will see is  massive skeletons, life sized murals, interactive displays and re-creations of Northeast Tennessee's ancient past.  There is also an observation lab where you can watch paleontologists examine recently discovered remains. This is played through out the world!  A great way to get out with your loved one, children, grandchildren, officemates...etc  All you need is a handheld gps ($80-90) and sense of adventure!  Pull the site up www.geocaching.com   create an account (free) put in your zip code and pull up caches!!!  Caches are basicly hidden containers, outdoors, somewhere! The site will give you coordinates and hints to find it.  Sometimes they are easy, in a tree, sometimes it takes some searching.  Once you find it, sign the log, take something and leave something!  This is enjoyed by people from all age groups, with a strong  sense of community and support for the enviorment.  We take our gps with us on vacations.  We have found caches, EVERYWHERE!  It's so much fun.  ENJOY!

Johnson City and surrounding areas have incredible hiking trails.  Buffalo Mountain is right in the city has has tons of trails which start at beginner and go all the way to difficult.  You can stand in the center of the city, look south and be amazed by the views of the Mountains. Just drive 10-15 minutes, a dream come true.  Just remember to dress properly!  I became a winter hiking fan when I learned how to dress properly!  Layer and drywick.  ps.  hiking stick might help as well.

The ETSU Women's Resource Center sponsors a monthly book review group which meets in Basement Suite 2 of the Panhellenic Hall the third Wednesday of every month from 12:00pm to 1:00pm. Light snacks and bottled water are served and you do not need to be affiliated with ETSU to attend. In fact all of the Women's Resource Center programs are free and are open to the public, unless noted otherwise. You might even make some new friends.              Since I joined in 2007 we have read some really good books written by a large variety of authors. Some have been very light reading such as January's The Beach House by Jane Green and some have been extremely intense reading such as last year's The Glass Castle by Jeanette Walls. The Women's Resource Center has lots of other interesting activitie...
