I recently had a seller call me and ask me about the Residential Property Condition Disclosure form that sellers are required by Tennessee law to provide to buyers. Her question concerned exactly when the seller is supposed to provide this form to the buyer. I told her how I handle this form when I represent the buyer or the seller but I advised her to contact a local real estate attorney for her particular situation. It seems that her lease-purchase buyers were giving her problems so she was proceeding to terminate the contract and evict them. Their lawyer was bringing up the lack of the Property Condition Disclosure form which was preventing the termination and eviction. I am not, by any means, a food snob or critic. I have not devoted my life to the finer food-ities in life. After all, I have kids with picky palates and I have a limited dining out budget. Like Neal Bloom, I too, have a great holiday recipe that everyone loves and always asks me for the recipe, once they have tried it. I know it's a bit too late to make it for Christmas (unless you happen to have all the ingredients in your pantry which I doubt) but it's not too late for New Year's Eve or Day. It is really, really good so try it once. You'll be hooked. Kahlua Cake 8 oz. sour cream 4 eggs 1 tsp real vanilla 2 jiggers of Kahlua 1/2 cup canola or vegetabe oil 1 small package instant chocolate pudding 1 package Duncan Hines Butter Recipe Golden Cake mix 1 cup semi-sweet chocolate chips 1/2 cup chopped nuts (optional - I don't include them) Powdered sugar (optional) Blend sour cream, eggs, vanilla, Kahula and oil with a mixer until combined.   Okay it's not wordless Wednesday or..something Sunday...but I wanted to share the beauty of our area. This is this morning looking out our mountains!!!!  They are especially beatiful when they are snow covered.  We have had a lot of rain lately...no snow...aghhhhh....Hoping for a white Christmas.  Hello Active Rainers.  I want to share with you a passion of mine.  I walk every year in the 3 day walk for Breast Cancer.  It is 20 miles a day for 3 days, rain or shine.  It is an amazing, life changing event.  My goal is to walk in every city it is offered in over the next 15-20 years.
