Research just completed for the Central West Tennessee Association of Realtors (CWTAR) on the housing market in seven West Tennessee counties shows marked differences between the local housing market and the national picture.  The Central West Tennessee region, which is comprised of Madison, Chester, Crockett, Gibson, Hardeman, Haywood, and Henderson counties, has been much more stable in terms of existing home sales data, housing starts and average sale prices than the nation market overall.Average home sales prices showed steady growth from 2001 through 2005.  Then in 2006 the average sales price jumped 6.3%.  The 2007 average sales price was down 1.8% from the previous year and bringing the overall growth for the period back to the average of approximately 3% per year that the CWTAR ...

A first for our little rural community.  The local newspaper initiated a contest to determine the town favorites.  The list included a variety of categories.  There were certain rules to keep it fair.  The results were published in the March, 2008 weekly edition of the Lexington Progress.How much fun was all this!!!!  Well, for the winners it was great.  The Lexington Progress dropped off a certificate to the winners.  You see these posted on the doors of businesses, in the windows, framed on the walls.  This was a big deal.As one of the winners, I am so grateful for those who voted and am honored to have the title as the favorite real estate agent and real estate company.  How wonderful!!!!Thanks, Lexington Progress!  Linda Lipscomb, RE/MAX Unlimited, Lexington, TN.   www.lindalipscomb...

Today an article appeared in the Wall Street Journal regarding Fannie Mae.  The article explains that Fannie Mae has tightened standards for the home mortgages it guarantees or buys.  Fannie will require a miniumum credit score of 580 for most loans it buys on an individual basis.  In the past, Fannie had no minimum score.Fannie has told lenders it will increase the period needed for borrowers to re-establish credit history after a foreclosure from four to five years.In an already tightened market, it was a little disappointing to see these requirements.  It appeared in recent months there was a shift to FHA financing for various reasons.  However; not sure how this will affect the mortgage market.  Would be nice to hear from some of our mortgage experts.Linda Lipscomb, RE/MAX Unlimited...

Monthly I will begin posting what is called Absorption Rate.  This is a number that calculates out how many homes are on the market, how many have sold, and it covers a specific period of time.  The market in Lexington and Henderson County is by far better than in most areas.  Below are the stats and a measure of the health of the market. What an emotional meeting today at my board office.  I saw realtors I had never seen and probably will never see again.  The issue to vote was whether to have a Homes Magazine published by the board.  Each of the members would pay a $26/mo. fee and every listing in their inventory would be published in this catalog.  The same for everyone, so one listing or 100, the fee the same.  All or none.  Most of the dialogue was negative.  All seemed hopeless that this product of the board would ever be seen by the consumer.  Enough said, let's vote.The vote results are in.....we are publishing a Homes Magazine.  Vote 2-1 in favor.  Couldn't believe.Bottom line decision factor, I think, was if there was going to be a homes magazine in the area, the board members wanted it to be controlled by us a...

Late last month one of our local factories, Fluid Routing Solutions, (formerly Mark IV) announced that they would be expected to begin hiring about 170 new employees on April 1st. The jobs being created in Lexington are coming from the company's plant in Ocala, Florida; about 45% of that plant will be relocated to Tennessee. Here's our dilemma unlike many markets across the nation we do NOT have a large oversupply of homes listed.  The national media has convinced the public that the housing market is in the toliet but that's not true for us.   I need to actively convince homeowners that now is a GREAT time to put their home on the market in Henderson County. BUT HOW?They are coming and we may not have enough listings to sell them!  How do I let those ill-informed potential sellers know...

This year's Lexington High School BIG RED CLASSIC Baseball Tournament got off to a great start last night.  Other area teams competing in this annual event include McKenzie, Clarksburg, Trinity Christian Academy, Riverside, Perry County and local favorite Lexington High School. Last night's first game was a long nail biter with McKenzie topping Riverside 8-7 in 7 innings!  Less exciting was Lexington's 13-1 win over TCA.  Join us this week for a wonderful beginning to the LHS baseball season at Guy B. Amis Park. Games are scheduled nightly at 5 and 7.  The concession stand is open and the freshly grilled food is a culinary delight.  You just can't beat the grilled chicken sandwich or the grilled bologna sandwich!

Each year, across the nation, one event brings together entire communites.  The event is the American Cancer Society Relay for Life.  It is a event to celebrate those who have survived cancer, remember those we have lost, and to fight back against a disease that touches too many lives.  Get involved with your local organization.  The Henderson County, Tennessee event is being held at Beech Lake on May 30-31.  Make plans to attend an event near you.  By raising funds and awareness, we will help future generations survive and thrive in a world where cancer is no longer a major health issue.
