When in Nashville looking at real estate, you may hear someone refer to  the "Triangle."  This reference is about a 3-5 mile stretch of property between the Lipscomb University side of Green Hills over to the Belmont University side and then over to the Vanderbilt University side of Nashville.  It is  an area that encompasses neighborhoods in Green Hills, Belmont/Waverly and Vandy/West End.  Within this triangle you also encompass the shops of Green Hills where you will find the Green Hills Mall-an upscale shoppping mall, The Hill Center- and outdoor shopping mall consisting of unique shops and restaurants including Whole Foods.  The Belmont area encompasses the 12th Avenue South District.  If you are within living distance of here, you will find sidewalks, restaurants and shops within ...

We had 39 home closings in East Nashville (37206) for July at an average of $135 per square foot. Three homes sold over $400k with the top sale being 1209 Holly Street at $555k. The average days on the market were 74.To put this in perspective we had 58 closings in July 2007 at an average of $119 per square foot. The average days on the market were then 56 days.Comparing these we again see the trend of rising prices per square foot with fewer homes selling. This may just be the effect of buyers being picky. The homes in the best condition and location are getting picked, while those needing work or funky floor plans wait on another buyer to come along. Like everything else on this planet, there is an expected service life for products. Older cast iron waste systems certainly fall in this category. I have written several posts on this material rusts from the inside out, gets sclerosis, and is prone to clogging as the system ages. However, areas rehabbers often overlook are the service caps. These must be securely threaded into the pipe to prevent sewer gasses and raw sewage from exiting the pipes and into the home or yard. The threads in this cleanout have been stripped preventing this cap from being properly secured. If the caps are askew, these are suspect for either cross threading or damaged treads. Good will. Customer service can take very little effort, but in our dog eat dog, self-centered world, we sometimes lose the perspective of the BIG PICTURE.  Let me give this example. Today I took my son and 2 friends to hit golf balls and ride go carts and a family fun center.  Just so everyone in Nashville knows, it is the one on Blue Hole Rd).  In a period of 2 hours I had spent $30.00 on golf balls, $15.00 on go karts + drinks. In 2 hours I had laid out $50.00 for 3 nine year old boys.  I consider this a rather expensive outing.  Everything was going fine until we got to the go karts.  2 of the karts worked and the one my son was riding in was literally putting around the track.  His friends had gone around twice for his one trip.  For a nine year old boy this is tragedy.  I recogniz...

I am one of these folks that can draw on both sides of my brain which allows me to be creative as well as analytical. However; there are some things that I see that totally defies logic, makes you wonder do they have the common sense that God gave a goose, and more importantly, just makes the left half of my head throb. I was inspecting a rehab in the north east side of Nashville, TN earlier today and the crap that the rehabber did, just made me want to shake my head and say what an idjet... A classic case of total stupidity was this duct work being place smack in the middle of the closet door entrance. How the &^%$*!! is anyone going to get sheets or towels in or out of this closet? Now I have seen ductwork run in closets before, but generally they are placed on the back side or corner...

Yesterday, I wrote a piece “There Ain't Nothing Wrong With This Is There?” What has really stuck in my craw about this whole ordeal is that no one has said anything about the elephant in the closet. I was inspecting the bathroom when the real estate agent walked in and saw the pipe. She raised her eyebrows and dropped her jaw and looked at me with that ‘deer in the headlights’ look. A moment later, the rehabber walked in, looked at the pipe and glanced at me and walked out without saying a word. The sad thing is that the first-time home buyer does not have a clue; furthermore, the property is being sold “as is”; hence the ‘sticky situation’. Now, I know that the rehabber does not care. This message is for those agents who are relatively new to our business and have not yet found their "comfort zone of confidence" when negotiating deals and navigating through transactions. I know there is much uncertainty and even FEAR - Will you do the right thing? Will you advise your client well? What will happen if you goof? Will everyone LIKE YOU when it is all over? What if your client does not get what he/she wants? I was hosting an open house yesterday in Eastwood Neighbors and had a couple different people ask me about the neighborhood. It's a great question, especially once you understand how diverse East Nashville is with some areas full of Ranch homes from the 1960's and other areas full of Victorians and Bungalows. Location Eastwood Neighbors is a historic neighborhood in East Nashville that starts north of Eastland Avenue and extends to Douglas Ave with Porter & Gallatin Roads marking the eastern and western boundaries. Today, while inspecting a new property for a former client, I recognized a real estate agent that I had not seen for some time. After a few minutes of small talk and chit chat, I asked how here business was doing and was she busy. She said that she was very busy and had been selling a lot of property. I congratulated her on her efforts; however, curiosity got the better of me and I had to ask whom she was using to inspect her properties as I used to get almost all her inspections.
