Right now in middle Tennessee in places like Murfreesboro, LaVergne, Smyrna, and many parts of Nashville, the market is super hot!  Days on market in some neighborhoods is only a handful and overall, well-priced homes in good condition are selling on average in less than 30 days.  For this reason, buyers have to be laser-focused on finding the right home.  This means not only being pre-approved for a mortgage and checking your credit report but also be decisive on what you want and where you want to live.If you have decided that you only want a ranch home or home with all of the bedrooms down and the bonus up, then only view those types of homes.  Just because the inventory is low right now, don't start making appointments to view 2 and 3 story homes that you know will not work for you ...

Smyrna TN Home Sales Statistics - 2013 end of year Market Report Smyrna TN home sales are up in volume and median price this year!  When considering single family home sales between January and November, the median sale price is up 9.3% from 2012 to 2013!  The median sale price for 2013 surpassed the median sale prices for the last 5 years!  This doesn’t necessarily mean that every home is worth more than previous years but the local market as a whole has greatly improved and is moving out of the down market we’ve experienced the past several years.  Likewise, the sales volume for 2013 has surpassed the volume of 2008.  Also, the median Days on Market has dropped and homes are selling faster than they have in 6 years! Murfreesboro REALTOR Closes Smyrna TN Short Sale Jim McCormack, a Nashville, Brentwood, Franklin, Nolensville, Spring Hill, Murfreesboro, Smyrna, La Vergne, Columbia, Mt. Juliet, Springfield, Gallatin and Middle Tennessee Short Sale and Foreclosure REALTOR, Real Estate Expert and Real Estate Investor closed the short sale of a single home in Smyrna TN.  Jim was able to close the short sale despite the property having 2 mortgages (1st mortgage owned by Fannie Mae & 2nd mortgage owned by JP Morgan Chase) and the bank servicing the mortgage loan (JP Morgan Chase) being very slow and initially difficult to work with. Jim solved the problem with the servicing bank by contacting Fannie Mae (FNMA) and informing Fannie Mae that the servicing bank was going to cause the short sale to fail. The f...

The place to be this Saturday, November 13th is the Handmade Craft and Hobby Sale in Smyrna, TN.  One of the organizers of the fair is my friend Roberta Vanskike.  I know Roberta from her working at the Regions Bank in Smyrna on Sam Ridley Parkway.  Roberta is a wonderful person and she has the most infectious laugh.  I may not be in the mood to laugh when I go to the bank (probably because of the lack of funds I have available), but just a few words and a good laugh from Roberta and all is well in my world!   The sale will take place from 9 am to 4 pm at:  Smyrna Church of the Nazarene at 404 Overton Drive in Smyrna.  The church is located behind the K-Mart in Smyrna on Lowry Street.   Admission is free and the parking is free.   I've seen some of the quilts that Roberta has made and t...

I have lived in Smyrna for four years now and I was born and raised in Nashville.  I have been selling real estate in middle TN for 13 years.  Long before I moved to Smyrna, I had heard stories about the Smyrna Police Department.  Specifically, I had heard the stories about Smyrna being a speed trap.  I grew up knowing that if you are going to speed anywhere in Rutherford county, it better not be in Smyrna.  For many years I thought it was just an old country myth.  Once I moved to Smyrna, I saw for myself that the myth was fact.  I don't care where you drive in Smyrna, you will see at least one police car.  I live right off of Rock Springs Road and I have personally seen three different spots on this one road where the police set up speed traps.  The police have even set up a speed tra...

My parenting style is somewhat different from that of my parents and probably most of the parents in my neighborhood.  I put the "func" in dysfunctional.  At this point in my life, my 11-year-old daughter still thinks I'm cool.  My soon to be 19-year-old son (he'll be 19 on September 11th) thinks I'm just weird and goofy.  I don't know exactly when I went from being cool to goofy, but I digress.  My kids and I have always enjoyed roller skating.  We used to go skating on Saturday afternoons on a regular basis but when my daughter began playing softball in the spring, summer, and fall (that's right nearly 9 months a year), we had to curtail our roller skating on Saturdays because of her softball games and practices.  My daughter, Ryane (pronounced like Ryan) still goes skating on Friday ...

The Smyrna High Bulldogs schedule is as follows:  September 3 at home vs Blackman   September 10 at home vs Centennial (from Williamson County - Franklin) September 17 at Siegel  September 24th at Ensworth (in Nashville) October 1st at Riverdale  (This will be a good one) October 15th at LaVergne  (This one will be packed - get there early for a seat) October 22nd at Ravenwood  (from Williamson Country - Brentwood) October 29th at Oakland   I will see you there.

My daughter and I often joke that Smyrna has to be one of the healthiest places on Earth simply by the sheer number of runners we see on Rock Springs Road everyday, no matter what the weather.  Well for all of you running enthusiasts, the annual 5k Challenge and the Bill Nash Dash for Cash mile races are Auguust 7th at the Sharp Springs Nature Area.       The entry fee is $15 if paid in advance for both races and $20 the day of the race.  There are age groups from 10 to 80+ so the whole family can participate.  Registration is from 6 am to 7:15 am and the 5k race starts at 7:30 a.m.  The mile race starts after the 5k is finished.   There will be awards for the top 3 overall finishers and for high school girls and boys team champions.  All of the high school teams are required to pre-reg...

It's no wonder that NAR says that, "90% of all buyers used the internet to search." We have seen this first hand, and especially over the last few months. When people relocate to other states, it's a long distance move. These people usually start by researching the city on the Internet. More times than not, they find one of our 1,100+ relocation websites. If they're serious, they'll request help in a possible home purchase. Due to a very large demand, we need a Buyer's Agent in Smyrna that is able to assist these prospective home buyers. These families and individuals are wanting assistance from a Realtor, and if you would like to get in contact with them, we need to talk soon. Time is of the essence, and we only need 1 Realtor to be able to contact these people. We NEVER send people to...
