One of my favorite things about being a mom is looking back at old photos and realizing just how fast the years have flown by. In one picture, my two kids are little and full of childhood wonder… and in the other, taken last Christmas, they’re grown with families of their own. Somehow, in the blink of an eye, life moved from bedtime stories and school events to grandchildren, family traditions, and making new memories together. I feel incredibly blessed that both of my children live here in Austin and are raising their families nearby. Being able to watch my grandchildren grow, celebrate milestones together, and simply share everyday moments is a gift I never take for granted. Being a Nana is one of life’s sweetest gifts. This Mother’s Day, I’m especially thankful for the amazing moms, ...

Houston Neighborhoods With Top Rated Schools: Local Realtor InsightHouston neighborhoods with top rated schools are a major focus for buyers who want strong educational options, long-term resale appeal, and a community that supports family life. In Houston TX, school quality can vary by district, campus, program, and exact address, so buyers should never rely on a neighborhood name alone. A home’s assigned schools can change from one street to another, and school ratings can change over time.As a local realtor, I encourage buyers to treat school research as part of the full home search. The right home should fit your budget, commute, lifestyle, property needs, and school priorities. Sellers should also understand how school demand affects buyer interest because homes zoned to well-regar...

Fort Bend ISD school enrollment: A Local Realtor’s GuideFort Bend ISD school enrollment is an important topic for buyers and sellers in Sienna TX because school zoning, registration timing, required documents, and campus assignment can affect real estate decisions. Buyers want to know how enrollment works before they choose a home. Sellers need to understand the questions families may ask when they compare Sienna homes with other Fort Bend County communities. For the 2026-2027 school year, Fort Bend ISD states that new student enrollment is open and directs families to complete the district’s online registration process. The district also tells families to use its school locator to confirm the zoned campus for a specific address. Why School Enrollment Matters to Sienna BuyersMany buyers ...

Lake Granbury gated communities: A Local Realtor’s GuideLake Granbury gated communities attract buyers who want privacy, recreation, water access, and a more defined neighborhood setting in Granbury TX. For many buyers, the appeal comes from the full lifestyle rather than one single feature. Gated communities around Lake Granbury can offer controlled access, golf, lake views, river access, club amenities, mature trees, and a quieter residential feel that fits both full-time and second-home ownership. As a local realtor, I look at these communities through the eyes of both buyers and sellers. Buyers want to know which community fits their lifestyle, budget, and long-term plans. Sellers want to know how to present a property so serious buyers understand the value of location, amenities, co...

Highland Village Housing Market Trends 2026: Local Realtor InsightHighland Village housing market trends 2026 show a North Texas market where buyers still value location, neighborhood quality, and long-term livability, while sellers need to price and prepare with more care. Highland Village TX continues to attract buyers who want an established residential setting near Lewisville Lake, quality local amenities, and convenient access to the broader Denton County and Dallas-Fort Worth market. From a local realtor’s perspective, Highland Village is not a market where buyers should rely only on broad regional headlines. A home’s value can shift based on location within the city, condition, updates, lot size, floor plan, school zoning, proximity to parks, and current competition. Buyers need a...

16 Things Smart Buyers Should Never Ignore Before Buying a HouseMost buyers shop for the kitchen.Smart buyers investigate the house. That may sound simple, but it’s one of the biggest lessons I’ve learned after 20+ years in real estate. A house can look beautiful online. It can show well in person. It can check a lot of boxes. But a pretty house can still be a bad buy. Why?Because buyers are not just buying paint colors, countertops, flooring, and curb appeal. They’re buying the property, the paperwork, the taxes, the insurance risk, the restrictions, the neighborhood, the condition, the survey issues, and the future resale value. That’s why smart buyers slow down just enough to ask the right questions before they close. Here are 16 things every buyer should watch out for before buying a hou...

There is also so much more to life than contracts, homes, and land. Being a Realtor® has been a very big piece of my life for many years. Through real estate I’ve had the opportunity to meet incredible people, hear amazing life stories, witness new beginnings, heartbreaks, resilience, family histories, dreams fulfilled, and sometimes dreams lost.Over time I realized that many of the people, places, memories, and quiet moments I’ve encountered along the way stayed with me long after the transactions ended. Some made me think. Some made me ache. Some made me smile years later. And some slowly began asking to become words on a page.So I’ve decided to begin sharing some short reflective stories in a new section on my website called Pieces of Life. These stories are inspired by real moments, ...

Journal Entry for 5/8/2026 - Reflections on longtime homeownership living in Texas. Texas weather and home ownership are both beautiful masterclasses in the art & challenges of "cautious optimism." To live in the Lone Star State is to accept that the sky can transition from a serene, cobalt blue to gloomy bruised gray skies with threats of storms or tornadoes rolling in with the wind. Similarly, owning a home is a journey of shifting climates, where the sunshine of a freshly mowed lawn can be instantly eclipsed by the thunderous roar of a burst pipe.Predictable/UnpredictabilityIn Texas, we have a saying: "If you don't like the weather, wait five minutes." Home ownership operates on a similar timeline of volatility. One week, you are basking in the "temperate" season of a functional HVAC...

Annetta South Homes for Sale for Local BuyersAnnetta South homes for sale appeal to buyers who want space, privacy, and a quieter residential setting near the West Fort Worth TX area. For many home buyers, the appeal starts with the land. They want more room around the home, a stronger sense of separation from busier neighborhoods, and a property that supports outdoor living, hobbies, family life, and long-term comfort. As a local realtor, I see buyers look at Annetta South because they want a different pace than they often find in denser parts of the Fort Worth market. They may begin with price, bedroom count, square footage, and home condition, but they also care about lot size, road feel, outdoor space, storage, privacy, and how the home fits their everyday routine. Did you know that the iconic Austin City Limits Music Festival isn’t just about unforgettable performances, it’s also making a huge difference right here in Austin?💚 In 2025 alone, ACL Fest generated nearly $560 million for our local economy… and even better, $8.5 MILLION is going straight back into improving Austin’s parks! Thanks to the partnership with the Austin Parks Foundation, these funds are helping improve and expand parks all across the city, from new playgrounds and greenbelt trail enhancements to community-driven projects that make our outdoor spaces even more special.
