My clients own a fairly unique property for the area and agreed to get an appraisal prior to listing. They needed an appraiser anyway for measurements of the home due to an enclosed heated and cooled patio extension which increased the livable space.These are just a few of the values the appraiser assigned to variations between the subject property and the comparables used: 3rd garage space - $15,000 (most homes have only 2) second fire place - $2,000 (most homes here have one, if any) pool - $40,000 - this home doesn't have one, but there is room for one $130/square foot - adjustment for size What are some of the adjustments appraisers make where you sell?

If you're the outdoorsy type, and even if you're not, you owe it to yourself to  visit some (or all) of the parks and trails in Addison, Texas.The destination parks are where large events are held, like KaboomTown and Oktoberfest in Addison Circle Park, and performance events at the amphitheater in Vitruvian Park.Urban and neighborhood parks are sprinkled throughout the town, some in the higher density areas, some nestled off the beaten track pockets of homes.For animal lovers, there are also fenced dog parks, some with separate areas for large and small canines.  And if anyone tells you to "go take a hike" there are opportunities on Addison trails for that, too!Addison - where people come to live, work, and play!

It's been three days and most of us North Texans haven't left our homes. Just the threat of snow or ice sends people running to the stores to buy bread, milk, and toilet paper to prepare. The natives don't know how to drive in winter conditions, so it's safest to stay off the streets, and in many cases off the sidewalks, too! But it sure is pretty. Here are some snaps of the deserted streets and parks. Enjoy!               Temps are expected to rise above freezing tomorrow, so enjoy these scenes while you can! This doesn't happen often. For many, many years, residents and visitors to Addison have been paying a portion of sales taxes for the Dallas Area Rapid Transport (DART). While bus service has been around for a while, Addison has only recently (last month) seen the benefit of rail through the town.  Running from Shiloh Road in Plano, through Richardson, Addison, Carrollton, Coppell, to DFW International Airport, the DART Silver Line was long overdue.       Last week I took my first trip on the Silver Line. I rode east to Plano to have lunch with a friend, then we both got on a westbound train and took it all the way to Terminal D at the airport.  The ride was smooth, quiet, and pleasant. Once again Addison's KaboomTown has been rated in the USA Today's  Reader's Choice Awards in the top 10 best fireworks displays in the country. This year, it is ranked #3!Now in its 40th year, the annual celebration takes place each July 3rd. About half a million people from all over the country come to view the airshow, followed by the fireworks. If  tickets are still available (see link at the end of this post), there is viewing in Addison Circle park, but the show can be seen from restaurants, hotels, airport hangars, or just about anywhere else in the town.Besides food and fun, there will be entertainment before and after the fireworks. There are almost as many outdoor public art installations in Addison, Texas as there are restaurants, and that's a lot. Back in January, I and several other participants took a chilly walk around one part of town to see the art.  Check out the first art walk stops here and here. Yesterday, after several delays due to rainy Saturdays, we toured more of the art, this time on the west side of town.     Our first stop: These powder coated steel sculptures by artist Chris Byars, titled Light and Energy were originally installed at an office complex in Addison.  The town stored them for many years after they were decommissioned and the Addison Arbor Foundation (AAF) worked with the town to have the original colors and condition restored before installing them at the north east corner of Marsh...
