Austin's premier master planned community voted multiple times as community of the year has been hammered for well over a year with excessive inventory creating substantial price reductions along with abnormally long selling periods.  This summer we were consistently seeing inventory at all time record highs in the 200's with no end in sight.....and then we see the credit crunch and then the credit implosion.  Yet over the past 4 months we have seen a dramatica decline in inventory to down to the 130's....or a bit over 3% of the available homes.  This low inventory levels puts Steiner Ranch in a prime situation whereby when we see consumer confidence start to rise, this market can easily move from a buyer's market to a seller's market within a couple of months.  Normally this would take...

Yes there is alot of negative news in the market place, but in a few communities in Austin, INVENTORIES are shockingly low.  River Place in Northwest Austin has only 33 homes on the market of 1014 homes.  Normally inventory runs from the low 50's this time of year to the high 70's in the summertime.  The peak inventory hit at 118 during 2003 which was the bottom of the market during the dot com crises. I have been through 4 down markets and never have been in a situation where the demand was down at the same time the inventory was down.  We are so lucky that we are in such a situation as when the buyers decided to start buying, we can easily move into a sellers market with a couple of months.  Considering the community normally sells at an average of 9 homes a month.....33 homes on the ...

Not long ago the brick wall that shielded residents from back entrance of businesses in the Crestview Shopping Center along Woodrow was just that.... A roughly 6 foot, plain brick wall. Then Brentwood resident Jean Graham had a vision to celebrate the history and character of two great Austin Neighborhoods, Crestview and Brentwood. That kick started the Violet Crown Festival, held in Brentwood Park next to the Elementary School to raise funds for the tile mosaic project. Hundreds of neighbors would eventually help out, and many created their own special tile portraying personal and family history.   RRISD has a program to teach their students the value of keeping electricity costs down (we could all learn from them!).  Canyon Creek Elementary (CCE) campus was named the "Watt Watcher School of the Year" for RRISD for the 2007-2008 schoolyear. CCE was Campus of the Month in 9/07, 11/07 and 9/08. Most people disagree with the Property Tax Assessment on their property when they're mailed out each year.  Many people don't know that there is something you can do about it. The first step is to walk into your Appraisal Districts office and ask to speak with an appraiser. This does not usually require an appointment. If you don't like what the appraiser has to say, the second step is to fill out a form to meet with the county's Arbitration Review Board.  Watch your deadlines because you usually only have 30 days to do both steps 1 and 2. If you don't like what the ARB has to say, you can then file for Binding Arbitration.  To do this, all you have to do is go to the State of Texas' Comptroller's website and fill out the form.  Along with the form, you will need to include a check for ...

I recently attended a round table discussion with economist, Angelos Angelou, on the Austin real estate market.  Here is a summary of our conversation:  In Austin, we have one of the most stable real estate markets in the country.  Nevertheless, Austin is not immune to the turmoil in the housing, financial, and equity markets that is occurring throughout the country.  "We have been impacted here as well from the repercussions of the credit boom that made it so easy to buy homes, cars, and develop real estate.  The negative impacts on our economy should last through most of 2009."  Right now in Austin we know that home sales are sluggish.  "There is about a 10% - 30% decline in sales, depending on the area and price range.  In times like these buyers tend to hold back, hoping for better ...

A couple of years ago the bath house at the Rattan Creek Pool burned down. For a long time the park looked dismal but the Board got approval to build a community center in it's place and now the park is even better than before. Hurrying through the ABIA airport terminal, I think I have timed this perfectly. Arriving about 5 minutes before the flight and allowing for baggage pickup we should be out and at the parking toll booth in under 30 minutes so it will be free! Glancing at the monitor, I see that the Southwest flight from Dallas is delayed and will not arrive for another hour. #%!*@! in my haste and excitement, I left the house without looking on line to check the status and also left my phone at home...What to do?
