What makes a great Realtor?  Is it a hard-core pushy salesperson?  Probably not.   I have been in real estate now for about eleven years, and I have seen literally dozens of agents enter the business, both at my previous company and now within the company that I own and operate.  I am always intrigued by which agents "make it" and which ones simply don't.  I have trained 30+ agents so far.   When I am interviewing a potential agent, there are a few things that go through my mind, but the first (and perhaps the most obvious) thing I ask myself is: "Do I like this person?"  I don't mean "can we be best friends?", but is this person inherently likeable?  If not, why continue any further?  I haven't had to fire many agents (only two in three years), but one of them really grated on my nerve...

I ran across a very interesting article about the trend of single women buying homes from the Hermann Trend Report.  I'd be interested in seeing how true this here in Austin with the influx of more people buying condos especially in the downtown and central areas.As more women postpone marriage and family, we see them choosing to buy their own homes as individuals. Some say they are taking a stand for "financial independence" and others say they say they are investing for the future. Whatever the reason, there is a definite trend towards more single women buying homes of their own.Right now, the bulk of home buyers are still married couples (60 percent). However, a recent study by the National Association of Realtors shows unmarried women represent 22 percent of the total homes purchase...

Many people don't think of Austin when they think of luxury real estate.  But there is a quite a bit of Austin luxury estate to look at.  Right now, there are 524 homes in the Austin MLS listed for $1 million or over.  Out of these, 151 show year built of 2007 or later.  That is 29% of the market.  Add 195 homes built between 2000 and 2006, which makes them relatively new.  That is 37% of the million dollar listings on the market.  So what we have is a glut of newer luxury homes in Austin.  Million dollar listings by area (you might want to see an Austin MLS map for this):  Lake South (LS) and Lake West (LW) have the most at 151.  So LS and LW have 29% of the million and over market.  That is an area glut.  Of those, 53, or 35%, are new as of 2007.  8E and 8W, which cover a similar demo...

I learned a new term this week at the Keller Williams camp in Austin. Agents from declining markets that have turned into Buyer Markets referred to the real estate “pretenders”, who are now dropping like flies. This year will be the first year in a decade that membership in the National Association of Realtors (NAR) declines. Austin saw this in the 1980’s. In 1986 there were over 5,000 Austin Realtors. Then the market tanked. 18 months later, there were less than 2,000 Realtors in Austin. So who and what is a real estate pretender? They are agents who jump into hot markets and ride the wave. Having grown up in Lago Vista and living in a community on Lake Travis, I know the lake well. With approximately 66 miles of shoreline, Lake Travis seems to go on forever. I spent many evening sailing the lake and never had a problem finding a cove to anchor in. These private coves are going away with the development of the towns on the lake. Development or not, Lake Travis is and always will be beautiful, especially with sunset behind it.

Will the sub-prime turmoil roil the Austin market.  It probably should, as prices are rising to a level that appears to be unsustainable in terms of the net quality job growth in Austin.  I will be interested to see how the prices moderate given a withdrawal of credit products and no-doc loans, that in my opinion overextended homeowner's willingness to overpay and speculate.  A rule of thumb for affordability appears to no longer be intact in Austin for the average homeowner.  30% disposable income should be applied to household, including mortgage. insurance and expenses.  In my informal study of colleagues in Austin a majority are employed at an amount less than $100,000 a year (professionals with advanced graduate degrees).  This segment can afford a full housing burden or $2,500 per...
