The super cute retro home at 5214 71st is UNDER CONTRACT in just 15 days on the market.  Kudos to the sellers for getting the house in great condition before listing and for doing all the right things.  They had new carpet and flooring installed - that and the fresh paint made this 70's home look so appealing to buyers.  They PRICED the home to SELL.  No matter what a Realtor does to market a home (open houses, free hams, dancing bears), if the home is over-priced it is not going to sell. It is about time for a Tech Terrace update!  The end of the Fall semester at Texas Tech is approaching fast and with that there will be some turnover in the Tech Terrace neighborhood. Buyers - Do you have a credit score that falls somewhere below the 620 - 640 range, yet have good stable employment?  Do you have minimal to modest amount of debt?  Do you have money saved for a good down payment?  If you answered yes to these and want to own a home, you might check into owner financed homes in Lubbock.  The FIRST CHALLENGE to buyers wanting Owner Financing, is the down payment.  Traditional lenders might require only 3.5 - 5% down payment.  Most sellers who will owner finance will require 10 - 15% down.  You might look at your situation and see if the time it would require you to save enough money, might also give you enough time to bring up your credit score. I just took a look at Lubbock's multiple listing service.  There are 21 homes listed now that indicate the owner will finance.  If you have a good job, steady income, modest amount of debt but your credit score is a little low, you might consider looking at these homes. The prices of these homes range from 37,000.00 to 489,000.00.  Some are rural properties in Lubbock county but most are located in Lubbock. For those who are wanting a large and newer home, drive by 9208 Genoa.  This beautiful home was built this year and has 5 bedrooms.  The list price is 340,000.00.   Remarks indicate the owner would finance for a few years.Next put 11007 Akron into your GPS.  This home has 4 bedrooms and is listed for sale at $164,999.00.  Owner will finance this house which was built in 2006.  (Coope...
