  Lakeside Village Market Report for April 2013   Writing a market report on small, rural developments can be challenging. Small communities offer less sales data to report. Such is the case with Lakeside Village which is located 8 miles from Riverside, Texas, population 507. But sales data, I do have!   I checked MLS data today, and so far this year, there have been no sales in Lakeside Village. There are currently 7 Active listings ranging from $47,900 to $269,500. The average listing price is $118,329 resulting in $67.93 per square foot with 180 days on market. The cumulative days on market is 330 days which means that at least one of these 7 homes have been listed more  than once. This shot is from the edge of the lot looking out at the cove (Lake Livingston).   I had this lot listed in 2008 and Barbara Collins sold it.
