Special Government Home Renovation Loan Program using Roanoke TX FHA 203K Home Loans.     Many are not aware of a special government loan program that is actually a part of FHA (Federal Housing Administration- a department within HUD). This FHA loan program allows the buyer or existing owner of a home to do significant amounts of remodeling or updating to their home without a higher cost second lien.         The loan program does not allow for “luxury items” which are defined as items like a swimming pool or hot tub, etc. Repaint, remodel cabinetry in kitchens and bathrooms, add wallpaper, replace appliances and flooring and even a add a room to an existing structure (which will increase the value of the homes square footage).         One of the biggest advantages to this government l...

DFW Night on the Town:  Hard Eight BBQ in Roanoke TX My husband and I had the rare opportunity to go out for a date night and we decided for convenience sake to where our sitter lived to go to downtown Roanoke.  Oak street is the main drag here with some shops and restaurants, the ever present water tower and even more fronting highway 377.  Being the photographer that I am I told my husband I wanted to come here for our date night but also and I quote “at sunset I would like to take a lot of pictures.” I had to prepare him in advance so he wouldn’t just be standing around while I changed settings and took multiple exposures since it was “OUR” night.   We parked at the end of the street and went into the Hard Eight Pit BBQ.  I had heard great things about this place.  Here in Tx most BB...

Sometimes I know I observe markers in life that serve as stark examples for us of change. Yellow pages being used less and less, newspaper subscriptions for home delivery down, etc. This week, another... All The Proof Needed That The World Keeps Changing. Encyclopedia Brittanica is discontinuing its printed edition (32 volumes) after 244 years peaking in 1990 and going online digital version only ($70 / yr vs $1,400) Wikipedia, eBooks, just the WHOLE Internet has been tough on these very well written encyclopedias plus information changes so fast, the print version can't stay as current as online. Like the real estate business, we all must adapt to change. It is ever present. And you see it everywhere. Rites of passage, with better tools now.

Don't you love when you just happen to stumble upon something great? I was out taking pictures today for my new improved, totally redesigned, website. I drove to a lot of different areas, taking pictures that represented various subdivisions, neighborhoods, and special landmarks. I had a friend with me. It's always more fun to do things with a friend. We were discussing various places to eat when she mentioned that she had always wanted to try Twisted Root in Roanoke. Apparently they were featured on Food Networks, Diners, Drive-Ins, and Dives.  The one featured was in Dallas, but we decided to hop on over to the one in Roanoke.  Honestly, I had no idea what to expect. You can hear the 80's rock music as you walk to the door. Just as we were about to enter, I hear someone say over the ...

Its been sometime since I have blogged, but found some of my old coaching materials and thought this could be for some interesting discussion.  In my past sales management life (medical sales), I had a list of 10 rules that I thought were critical to ones success in our industry (it had lead me to be a top producer in our industry.)  I feel that most of them hold true in the Real Estate Sales World as well.  I have taken 8 of the 10 and attached them below.  Also, as I am talking about a "call" below, this can be any interaction whether it be face to face or on the phone with your clients.   1.  Be in front of your customer/prospects Make sure you are seeing the regularly Be in front of your key targets often.  If your not seeing them often enough, you can bet your competition is. 2.  H...

As I spent the day with clients, several things hit me that were interesting.  I began relying on my past experience as a sales professional in the healthcare arena and how selling, no matter what your product is, has some core principles that hold true. 1.  Know your product(s) and your competition's - how can you show the true value of your product if you have no idea what/who your selling against.  There is more to say here that I will save for a later blog.  However, i do have an interesting question, as Real Estate Sales Professionals, what is our product?  Do you ever give it much thought?  I would love to hear how others response. 2.  Be professional - Professionalism is a lost art.  And a pet peeve of mine.  This to me is all about presentation.  Know your business, know yoursel...
